Well the video is great, if I understood this business completely, I purchased the cash flow note package about 4 monthes ago and I really don’t understand it, and it is very frustrating because live in Detroit where foreclsures are everywhere and I know that there is money in properties, I guess I need HELP!!! I believe all that you said about locking into foreclosure Investors, which would be great.
However, how do you find out who’s investing in these types of properties? How do you get to meet them?

This was a very informative video. Actually, an investor just approached me on exactly the same topic. He has a group of investors nationally who are looking for REO’s at .30 to .40 cents on the dollar. I’m glad the word is getting out on REO’s, it’s a potentially untapped source of business for us as notebrokers.

Thanks again for another great lesson however I would want to know the info you are going to give in the next video before I talk to them so that I can talk with some knowledge. Perhaps I am being too critical and that is not the intent but I am sure you don’t want us running out saying here we are to help you without having a pretty good idea of how to begin with. We should however be finding who they are as you stated so we are ready to go when you give us the follow up info. Keep up the great work you certainly have my undivided attention.

Hi Andrew, Thanks! Excellent presentation. This is good stuff to put in our tool boxes and use. I notice in my area that people are advertising homes FSBO with seller financing and low payments of $500 to $600 a month. Will call a few of these individuals to see if they are actually offering 100% seller financing and make offers to them. Cheers, Carl

I’m really glade that this has come to play, it is very helpful in so many ways. I have been trying to educate the people in Oklahoma for some years now. But being on a very limited budget does not help matters. What I’m saying is I have been on unemployment for over 7 months now. So thing have been really thought. But I’m still plugging away step by step. Is there some way to help educate these people here in Oklahoma?

If you don’t know foreclosure buyers, you can meet them on the courthouse steps, usually on the first Monday or Tuesday of the month depending on how local sale dates are scheduled. Check with the courthouse.

What a great idea. My first question after viewing the video was ‘where do I find these foreclosure investors?’ After a few minutes thinking, it occurred to me that local investment clubs would be a good starting point. You might just find some investors who are carrying back paper on, not only foreclosures but on rentals they sold.
I’m sure there are other methods of finding these investors and hope you will be telling us soon.

This is a great tool for moving forward in the note business. If you think about it, it actually gives you your own financing to be a real estate investor along with being in the note business. Everything in one! Now I just need to get off my bottom and start!

I love the videos. I do not understand about owner financing. What if the house is worth less than what is owed? What if the person selling the house can not afford to payoff the bank? If the seller could do owner financing, how would I buy a new note with no history and still owe the original amount on it?

Thanks for the information on foreclosures but I am just getting started with the cash flow business and I feel that by the time I get the hang of this and or get my first closed deal the window of opportunity for this will be over. Where do I find these people who have purchased 5-20 homes and want to flip them or get cash for their investements?

Thank You Russ for having the courage sharing your experiences (failures and successes) and mostly for recognizing the need for these videos to accompany your blogs. I can’t words daily and just not get it. Now I have a visual application that accompanies audio explanation. This let’s me know that I can do this. Finally, a visual motivational resource that I can use as an additional tool for my success and not feel like I scrambling around in the dark alone. I feel like it is an attainable goal and that the program I purchased won’t be as overwhelming as I believed it once was. These visual associations are my perfect match my learning style. I see the light and it is brightly shining.

I have watched your tv presentations as well as these two video’s and they are a great teaching tool. I feel as some of the others have stated, where do we find the foreclosure investors? I have had a number of rough spots in the past years, but continue to try to promote my business, although have not yet sold a note. I know it will work if I just keep on doing what I can.

Very nice! This is my first video that actually shows a genuine person teaching the business of “notes”. A picture tells a thousand words–this video has multiplied words combined with encouragement, actual real estate teaching, and this now appears “real” to me.

Wow, this truely reinerates my belief three days after receiving Russ Dalby’s Cash4Cash program. After reading his program, the first thing I saw, (as a real estate investor), was an oppertunity for other real estate investors, who were flipping properties, a new way to sell their properties. I also believe that real estate agents (in this sluggish economy) should and can get properties sold through owner financing. From the very beginning, I have been targeting real estate company’s and real estate investor’s with the idea of selling the property that has been sitting there on the market forever, to go this route. Especially those properties that have a buyer with a down payment, but is unable to obtain a loan through any bank or mortgage company. What’s great about this is the fact that the seller does not really have to be motivated to sell the note to you. The motivation is already there when it was created! I’ve only been in Russ’s program for one month, and with a limited advertising budget, I am already starting to get some feedback from potential future note holders! WOW!
