New Cash Flow Notes Discovered In The Desert
I don’t have a crystal ball, but I think I can guess where to look for new cash flow notes in the very near future.
Las Vegas.
Here’s why:

The Las Vegas City Center
The Las Vegas City Center — a massive urban complex spanning over 76 acres on the Las Vegas strip — has partnered with the Private National Mortgage Acceptance Company (”PennyMac”) to offer seller-financing!
Which means City Center residents will have the option to sell their properties using seller-financing… which creates new cash flow notes!
And make no mistake — this huge center could generate quite a few cash flow notes because there are over 2,400 condominiums and condo-hotel units within the boundaries of the City Center complex.
This is just another example of the growing popularity of seller-financing.
Heck, even Donald Trump is on the seller-financing bandwagon. Trump and Larry King shared the following exchange on CNN on April 16, 2009:
Larry King: “You said that this is a good time to buy real estate. What about financing? What if you want to buy and you can’t get the mortgage?”
Donald Trump: “Larry, this is a great time to buy real estate. And as far as financing is concerned, the only financing you should be thinking about is seller financing. If the seller won’t give you financing, don’t do it, because the banks are not doing their job. They’re not providing financing for deals.”
I think we’re going to see an explosion in the number of deals completed using seller-financing. The more popular seller-financing becomes, the number of cash flow notes created will continue to grow.
Which means there will be even more cash flow notes out there for you to find!
As you may already know, finding cash flow notes and referring them to a note buyer can be a simple way to generate some extra income. And you don’t have to risk a single cent of your own money buying, selling or investing in property – EVER!

I have two notes that are frustrating me but I am still trying to contact the sellers with some great deals. All I get when I call is an answering machine. I hate those things but have left messages because there is no other way. I am excited about my business which is called Dollars for Deeds and I have business cards coming soon from vistaprint.com. Seller financing sound great. Can people who are paying a mortgage on a house sell the house using seller financing or does the house have to be debt free to create a note?

Thank you Russ, I’m still trying to complete the Protege program. Have had illness w/mom (cancer) and xmas is here. I raise my grandchildren 2 and 8 years. I am frustrated so far as I haven’t been able to bring any notes to closing. But, I have come close on a couple of them, and I refuse to give up!

i really would like to try this, i just don’t have the funds. i was in a car accident last sept 2008 and is going through some trials with that, so it is and have taken all my funds for that until i make a settlement.

Dearest Mr, Russ.
I have continually been overly overwhelmed with your constant generosity
with me. Just when I think I’ll never get over an incredible opportunity that
you just offered and I missed, than to my astoundment, you email me with
another!
I want you to know that I have thanked God for every one of those offers
and whenever I have had the pleasure of speaking with anyone from your
staff, I have found them very professional and delightful.
I have had an incredible amount of overwhelming challenges these past
few years, and normally I wouldn’t dream of burdening you with my
problems, but I want to stress why it has been so difficult for me to
saddle up and gallop across new territory into the sunset, and why it
is so important for me to learn this business and get rid of all these
hitches in my get-along.
I know you are a busy man so I am really going to try my best to give you
the ” Reader’s Digest ” version, but keep in mind that it dulls the extreme
nature of the vast pain and hardship and shock this has been and all
God has sustained me through this, Praise Him, it still hurts and I rely on
Him every day, but I know I HAVE to take some action ASAP. because my
husband not only abandoned me for another woman, he has run our
once successful company and credit into the ground,and my home is either
about to go into foreclosure, or it already is. I have been in the hospital
so many times these past years from an illness I’ve had for years called
Lupus, and the stress of a shattered heart and the stress of no money and
going into debt just kept causing me to go into life threatening flair ups.
I have bill collectors calling my house from 7AM to 9PM every day. And
on the rare days that I can go out to run errands I am a bit nervous because my husband hasn’t paid my lease payments and they want to
repossess. He even let my health Ins. lapse, and for 2 weeks I had no
medication, however, this has happened many times before when he never
gave me enough money to live on. and now he tells me to get out of my
home before it forecloses or let him start parading the Realtors in.
so I hope all that was not to much, but at the same time I am very
motivated, however I missed one of your opportunities because I didn’t
have the money, so if there is a fee, I would pray that your classes
would fall around the time my home sells and I hopefully get some money
from there. I pray your patience doesn’t run out on me, and I will be one
of your success stories soon someday.

Majority of homeowners are paying a mortgage on their property. Also the loan-to-values are high! Since their property is not free and clear, how are they going to offer seller financing???

Icould’nt believe my eyes in the paper in the investment section.Just as you said an ad offering to sell his note he created I SAID A PRAYER and called the number.I’M about to make my first deal on 12-24-09.Called to get a little help every one on vaction I’ts ok though I THINK like a winner and will get it done.Follow the coarse just as you say got his note info,Listed it can hardly wait to close this deal.And maybe get out of some of this GOD OFFEL Debt.Just stick with it just as Russ says get out there and find those Notes they are right there.Thanks Russ!!!

Hi Russ, I got your course about 2 yrs ago. Then started the Protege Program. Family problems delayed me from starting this business. I have been going to my local court house to look up leads. (Court house is 1 hour away). My first lead deceided not to sell at the last minute. But did not let that get me down. My next lead was 2 gentlemen who have about 160 notes. They almost through away my card but deceided to call instead! They are noe sending me 1 million in notes to see what I can do for them. I was so jazzed when I received that call that I screamed when I hung up and my daughter came running thinking something was wrong. I’m now waiting for them to send me all the paperwork. I’m praying this all works out. And thank you for all your e-mails says it can be done.

I have been on “www.Graigslists.org” looking up seller financing.Like you suggested and have found so many for sale by owner it is amazing.This is just in one state alone.They all have e-mail addresses and I have e-mailed them and have received a lot of interest to my e-mails.I do this for two hours in the morning and two hours in the evening.I really feel that I will be successful.Thank you Russ for the info.
