How To Get Your First Note Deal Done Even If You’re Flat Broke

No money? Here's how to get your first deal done without spending a dime...
I want to thank you for all the comments you’ve left on my blog.
Over the past few weeks, this blog has really turned into an online community of like-minded people.
The last few blog posts have inspired over 400 comments and I just want to say “THANK YOU” for participating.
I don’t always have time to reply in the comments but I want you to know that we read each and every one of your remarks.
So today, I want to take a minute and answer one of the questions I’ve seen pop up over and over again in the comments section.
It seems some people think you need lots of money to get started in the note business. Many students have posted comments like “I plan to get started once I have a bit more money…” or “I can’t do much now because I’m on unemployment.”
But listen, you can start making money in the cash flow business…
Even If You’re Flat Broke!
It’s true and I’m going to PROVE it to you:
Look, all you’ve got to do to start making money in this business is #1) Find Notes, #2) List ‘em and #3) When the deal closes… you make money!
So let’s break it down: How much money do you need to spend to find the notes?
Well, if you check out page 25 of the first book in your Winning In The Cash Flow Business course, you’ll see my 30 favorite sources for cash flow notes. And you can contact many of these sources…
For Free!
For example, how much does it cost to walk to a local realtor’s office and introduce yourself?
Nothing.
(And don’t forget, I gave you an exact word-for-word script you can use when introducing yourself to local real estate agents. It’s on page 30 of the 2nd book in the Winning In The Cash Flow Business course manuals.)
How much does it cost to head up to the local courthouse and get a list of all the cash flow notes in your area? In many areas, it won’t cost you a cent.
Ok, so we know you can find notes for free, but then what?
Well, after you’ve found the note and got all the relevant information from the holder (just use the form on page 16 of the 2nd book in the Winning In The Cash Flow Business series to help you get the information you need)… then it’s time to list the note.
And how much does it cost to list the information about the note you found on the note network?
Absolutely Nothing!
So you can find notes without spending any money, you can list notes for free – this takes maybe 2 or 3 minutes – and if a buyer wants to buy the note you found – then you’re on your way to landing your first finder’s fee!
It really is that easy.
Sure, sometimes spending a little bit of money can make the process a bit easier. For example, if you don’t like talking on the phone you can spend a few bucks on a postcard campaign and try to get note-holders to contact you.
But you don’t HAVE to spend a dime to land your first note deal. Unlike traditional real estate investment methods, you do NOT need money to make money as a note-finder.
So dive back into your Winning In The Cash Flow Business course books. Everything you need to get started can be found in those three little manuals.

Thanks this has been most helpful because I am broke. First thing Monday morning I am headed for the courthouse. I cannot remember where I placed your books. Once I find a note I will figure out what to do next.

Do not feel bad. You are not alone. I too am fearful. However my options are running out and fear is becoming not the option. As said so so many times before, the only thing to fear is fear itself. Talking is not fear. It will get us paid, right?, Noting the script is not fear. It too will get us paid!!!!
So, build up a prayer, that is if you are a praying woman; build up your strength in prayer. FEAR IS NOT AN OPTION to our success!!!!

At one time, I would say it was fear. Fear of making phone calls and/or mistakes. But after a while my fear turned into frustration and disappointment. I continue to read all the blogs but I have yet to see anyone post a comment on making their first note deal. I’ve done almost everything listed in the marketing area of the course but nothing have come of it. According to Russ, there are millions of notes out there waiting to be found and listed. If someone out there has completed a deal, please share some information with the rest of us. Maybe working together “Each One could Teach One”.

I just need to make time and start contacting some of the Businesses you put in your manuals and staying with the course and I will make money and I thank you so much because I know this is going to change my life those few minutes or those times I am watching Tv I now can start spending the time posting and looking for notes those hours that I use to waste now will be turn into time for making money in the cash flow business and changing my life for the better and the freedom to make so much more money for my family. To Whom is reading this commit,
It is mention going to the courthouse to retrive notes in many areas. This would be the county recorder.
Now, how do i know what to look for as for Documents because what i see is other documents that look the same not knowing what a cash flow notes. This is in the “TRUST OF DEED” section.
Am i in the right area?

I watched the introductory video and found that you’ll see the same documents of different titles. He said they could come as “mortgages, trust deeds, deeds of trust, land contract, or Security deed” You’ll want to look for grantee’s with an (E) next to them. That clarifies that it’s not a bank. Hope this helps

You are exactly right. I have mailed over 200 letters to note holders and had two responses. One told me to never, ever write him again. It is his personal business and it is none of your
(expletive) business. Take me of your mailing list. I did. Two others are strong potential clients. I continue marketing and know it will happen soon. Thank you for your always interesting and valuable information.

I am a new student of Winning in the Cash Flow Note Business. I have completed the basic course & will be complining my list of Note Holders this week.
My interpretation of not having any liability as a note finder is this. We as note finders are not selling anything, we are providing a service & are simply giving the Note Holder a FREE quote. Before we release any information to the Note Buyer regarding the Note Holder after an offer is made & accepted by the Note Holder we (the note finder) submit Non-Circumvent agreement & a Payout Agreement to the Note Buyer (preventing the buyer to cut us out of the deal).
Now my question to you is: Where is there any liability on the part of the Note Finder?

I know I can get foreclosure info from the web including contact info but then what is the best way to proceed after that? Thanks for all the positive attitude! It’s starting to help us to change our life in a good and positive way. I will try what you have reminded us to do here in your Blog of 21JAN2010. We really need to get our first deal ASAP. Cheryl, and I went to your other blog with all your predictions, and printed it out. Our plan is to keep this close at hand, and daily, do what you say, both of us! My plan is once we are seasoned, we want to become fully profficient in your #6 prediction. Only I would like to be among the top 3 to 5 percent, making the 95 to 97 percent of the money. This is my goal. 22 years in the U.S. Coast Guard, retired, and I’m still trading hours for dollars. Now at 55 I need to bring my wife and myself home, so we may enjoy ourselves all the more, and finally see and do the things that this amazing world has to offer. This was my first time reading Russ’s blog, and your note (no. 23 Jan 28, 2010) inspired me to reply to you.(I don’t read blogs but this one was attached to Russ last letter). I am a retired Costie too. Coast Guard Reserve after 21 years and I’m 58. I’ve been with Russ program for almost 2 years and haven’t done a thing yet. Biggest problem, fear. And that shouldn’t be a problem with me because I not afraid to talk to people face to face (I was E-5) and I know that this program works (it’s so logical). I keep saying to myself “I gotta do this!” but I don’t. Like you, I really need to get my first deal ASAP. I thank God for Russ emails of encouragement. It puts me back on focus. And after all these many months he hasn’t given up on me. My wife is not with me on this, but I’m going to prove to her this progham works (as soon as I loose that fear). While I earnestly want to get involved with The Cash Flow Business, I have some significant roadblocks.
I have been out of work for nearly three years due to a work-related injury. I have had one back operation and will most likely undergo another.
In battling with Worker’s Comp., I have exhausted my life’s savings and, after child support, receive $144.44 each week. I have lost my car and cannot walk (pretty bad for a guy named Walker).

Russ,It seems to be so easy to make money finding notes.I’ve been a member of your community since 2006 and still been held back. I think if I had a website for absolutly nothing I could make some money. Every time I seem to think I could pursue this dream my doubts come across because I don’t have the rest of the tools needed for this business.Russ I’ve even tried your protege program and still havent leaped… I been watching your informercials and noticed that the price has lowered and a websit was added with no additional charges.Wow! How could I succeed with help from you and your organization? Please help!

Just take it one step at a time. Look up folks and call them if you have numbers or google and get numbers. You can get a website from vistaprint for about $7 or less or a little more. I am working diligently sometimes I get frustrated because I cannot reach a note holder. But there are many methods to use.

I am very uncomfortable speaking to people in person because I am overweight and I think people will turn away from me because of that. I have m.s. So I have a hard time getting out. So now that I am broke with all my problems, how do I find a note.

Amy, your weight has nothing to do with your future success. I believe you are a beautiful person the fact that you are persuing this as a business. You never have to see any of your clients. You don’t even have to leave your home to find notes. Utilize everything Russ is giving us. And I do mean EVERYTHING! From post cards to Finding Notes Easy. You will have to put in the effort and you will work a little hard at it, the rewards are great. I got serious about my Note Business, and now I am interactig with REAL Note Holders and negotiating Note deals. I used Russ’s Craiglists secret, Google Alert etc. It works. I have two Notes submitted for quotes right now and I’m waiting on my prospects payor credit report. The great thing the deal is in progress and I am so excited. It doesn’t matter how this deal ends, I’m a WINNER, because I am making things happen. Oh, and I need some money like a man with a hole in his head, however, I just remain focused on my outcome, the MONEY is COMING! Amy, keep your head up and just DO IT! Peace and Love to you.

And I have to tell you I must have the old course because my book 2 only has 28 pages. Wow! What an excellent game-plan for those on a shoestring budget! All it would take is landing your first deal, then taking part of the proceeds and setting up a postcard campaign to get the 2nd and 3rd deals, which then provides the seed money to open up the possibility to pursue all the other 30 marketing strategies suggested in the booklet. It would be valuable to know, on average, how many phone conversations with note holders does it take to get one listing? Additionally, how many notes need to get posted, on average, before an agreement is made between a seller and a buyer resulting in a closed deal? This knowledge would allow a note finder to know how many recorded notes need to be found in order to obtain a certain number of phone numbers, in order to obtain the prescribed number of phone conversations that should result in one sale. Can these statistics be validated in any way?

First let me say your blog is really informative and inspirational. I have my business cards, flyers, and post cards and I did a test mailing on a post card. Some questions I have though is about the finding notes easy network across the various states and counties. It appears some sites do charge to look at the records. It also appears many do not. However, my questions are as follows: When you find a site what should you click on to get you to the right screen? If there is a search slot for a county site what do you type in to access what we are all looking for? (for say a private financed sale?)Some sites appear to be informational only. For example, when you hit land deals on some county screens you get information on procedures, paperwork requirements ect, but no public records list. From such a site, is there a way to access public records? I barely touched on the network yet but I thought I would ask questions perhaps others are thinking. By the way, the finding notes easy network is very impressive! Once I do my first note deal I am going to see if I can be set up on one of your auto websites if you still offer it! Keep up the good work Russ, and be assured I am here to stay!

In the beginning of when I received your books, since I lost my home to foreclosure, I did spend alot of time with that. I still find your program interesting and have been involved in the real estate world for many years. Through investment properties I had done very well until these last few years and now it is no longer feasible to own investment properties. What I have sold I have had to sell at great loss. I cannot, at this time, travel to your seminar/classes but do plan on contacting you on some of your recent offers to mentor with someone by phone. I do believe that it is possible to make your program work just knowing how to go about it and I am not afraid to speak to anyone publicly or on the phone. I thoroughly enjoy all of your Blogs – in answer to your questions on this Blog – what is holding me back from making money? It’s difficult in obtaining information – finding the notes – but I’m doing it I have been pushing the Post Cards and letters more so than the court house as our place is not the easiet to get information from. However, I did receive my first note from a post card which I’m still working on and need the help with the coaches but they did contact me and will talk to them on Mon 1/25. Whatever you can do for me in learning etc. for Free is really a great help. I just wish that I could go on the System you offered in recommending your school and paying $70 for every person that signs up with you – but I can’t afford the Website fee. I would love to be on that maybe someday. Eventually I will be making my money and living the way I would like to – I have learned to have patiences and have learned to Focus and I’m now applying 100% – thanks to your Successfull Living course – that course need to be commended – Wish more people could take it – they would fair well. In the past I have found owners of real estate by going online through the records search of county property appraisers web sites. My question is, can you find notes this way too? Wouldnt this save a trip to the court house. Thanks! Steve

I’ve tried some other ways to make money but nothing seems to pan out. I’ve also run into it somehow costing me money I don’t have. How do I know this will be different. I really don’t have any extra money and desperately need some sort of extra income.

I’ve had major health problems (therefore no income + medical bills) and have a note (of my own) but need to be well enough to post it. In the mean time my internet, cable TV, & phone have been disconnected (as well as my mind, Ha!). That’s how you have to have $ to get started. Seriously, I agree w/ you. I just need to focus my mind and energy in the right direction. which I plan to do 2/13 @ the marketing boot camp. It takes the motivation, that’s all, to get going.

Hello Russ and crew, Since Oct,2009 I have gone to the Recorder of Deeds Office at the Court House and acquired approx. 200 Notes. Right now I’m in phase 2 and will be sending these Note Holders a second mailing. On Jan 21,2010 I viewed the Webinar ” The year of the Cash Flow Note ” with Andrew Steiner and it was a reminder of what we should be doing in the Note Business. I plan to locate as many phone numbers as possible and contact these Note Holders. I am still intrigued by this system and plan to keep moving forward. Thanks, SPENCER T.

thank you for your continued commitment in helping us all along. One issue I keep running into, is that I find it had to get to my local courthouse to look up notes during regular hours, because of my work schedule.
I tried looking up notes on the finding notes easy website, but at least in my area, virginia and maryland, the websites aren’t very helpful when it comes to finding notes. If you have any helpful hints to find notes easier (using this method) I would greatly appreciate it.

The video tutorial on Finding Notes Easy has been a tremendous help to me. It enabled me to find more than 130 notes worth over $11 million in only 5 days!(Without leaving home.) Since viewing and reviewing the last 2 webinars along with my commitment to “no more excuses” for myself, and using this blog, I am on a roll.
I was very, very busy with my church annual conference last week, but I did not let that stop me from achieving my goals. I carried mini-postcards with me and shared them along with a quick version of what I am doing. People were also very busy but were very curious and some promised to visit my website as soon as conference ended. This helped me to begin building self-confidence. I began to feel like I knew something about what I was talking about (smiles). I’m no longer afraid to begin talking to noteholders. My fear is leaving.
After finding the notes online, I have used “whitepages” online to locate many noteholders phone numbers. Tomorrow I will start calling them using the scripts and documents in our course. I have mailed a few postcards to some of them.
This is replacing my day job as an insurance agent. Now that I have momentum going, I will not stop. My pastor’s sermon yesterday was “It’s Breakthrough Time”. That’s for me.
Russ has given us a tremendous track to run on.
I plan to fill up the pipeline and not wait for a deal to close but intend to get several working at one time. That can be motivating when it starts to happen. It will happen with Russ staff and support and my determination.

One of my biggest “issues” is a lack of self- confidence- I’ve been reading through the material and watching the videos.
I even located an ad in another state for a note for sale- but I felt like the proverbial “dog that caught the car”- I didn’t know what to do with it now that I had caught it!
I mean, I kind of understand the basics, but because my self-confidence is in the basement, I lost out on what could have been a very lucrative deal.
So when anyone is feeling “less than confident”, what is your advice to them? I’m really not the type to just jump in, or “fake it ’til I make it”. Any suggestions?
I really want to do this- I want a better life than what I’ve had, and I want to be able to give my children the life they deserve, too.

You mention that there are alot of ways to find notes, some even for free. Then posting the note for buyers to bid on is also easy. What about getting the note holder interested in selling the note in the first place? What if I found a note through courthhouse research. Then I got a quote from a buyer. Then I contact the noteholder to say I have someone who would like to purchase the note for ‘x’ dollars. Doesn’t dangling an offer generate more interest than asking if the noteholder wants to sell?

I want to open my website for notes business that is my goal. My problem it has been analysis paralysis, i got fired because i refuse to do more work, they let 100 people from walmart and the people that were left they are crunching more work on them. And I was one of them I felt like a slave, the only thing that wasn’t was the whip, otherwise they would use it. Me getting fired was motivating to me to start my business. My wife Sherry and I travel the country as expeditors (expeditersonline.com) and have many free hours for a second income stream. I am a former General Motors dealer and miss “making the sale”. We have the time to research note holders around the country via county court house records and plenty unused cell minutes. We also have a permanent home address where Paul, our 23 yr old son, house sits for us when he is not waiting tables at a local steak and ale. I sense Paul is feeling a bit trapped in small town America and I invision a partnership arrangement w/ him as Paul, Sherry and I are very close thanks to Verizon (3 cell phones and an air card). I am a little unclear of the logistics of mailed items but feel this can be worked out somehow w/ Paul doing the signing etc.? Am I pipe dreaming or is this doable?

You make it sound so easy, but deciphering what is a good potential note from the list seems a lot more complecated. Speaking to the stranger opens the potential for confrontation, and is a bit scary, as not having the experience to really know what I’m talking to him about gives one hesitation about starting.

Everything you said in this blog is very true. It doesn’t cost money to stop in at a realtor’s office or the courthouse. (I have set a day to visit the courthouse this week as a matter of fact). I am putting together a postcard miling list, also.(Very simple)I had a brief visit with a bail bondsman,and he seemed a bit defensive in a way, I think he misunderstood what I was tryng to tell him. But I will talk with him again later, as he was ok with that. (Maybe he wants to learn the cash flow business). I feel as though I am learning alot, and it really isn’t as scary as I thought. I also love the fact I am having this wonderful oportunity to make money! It also keeps me going EVERYTIME I see an email from Russ Dalbey. It makes me feel like I have support. Thank you. Hi Russ, I went to the courthouse here in Lancaster County, PA and reviewed some of the secured mortgages recorded. The main hurdle is to locate the mortgagee’s phone number. These notes are 1 to 3 years old. Any suggestions? David

I have never done anything, like that before. I think, reason I am holding back is fear of unknown, fear of rejections. I did few MLM busineses. They for some reason did not work for me. I think reason for that was, that fear of rejection took over. Russ, after this post,there is absolutely nothing else you can do at this point to make anyone successful in the note business! You are awesome! I don’t think you can make it any plainer than this blog on how to become successful in the Winning in the Cash Flow business. I must admit, that I have made some excuses in the past, but this is definitely my wake up call. I have been fortunate in finding a few potential notes, but these are the ones that I have to create for the seller. I’m still learning and I have gained priceless knowldege in structuring a note. Now I am seriously ready to start earning some money in this business. I will send you a copy of my first check in the coming weeks. I just so happen to have started my real estate agent campaign last two weeks. Everyweek I make 10 direct contacts with realtors and email 10 brokers daily introducing myself and my Private Notes Business. I have already received several calls and have realtors presenting this concept to their clients. I have buyers lined up for newly structured notes, but my focus right now are seasoned notes. I made my first contact with a Title agent friend of mine. It was incredibly exciting, especially hearing my first presentation as I spoke to the agent, and she said she knew some people who would be interested. I read an email send to me stating: NEVER TELL ANYONE YOU’RE IN THE NOTE BUSINESS, BUT When someone asks you what do you do? Tell them: I work with a group of buyers who pay a lump sum of cash for monthly payments, are you receiving monthly payments from property you sold. Email also stated anyone who’s ever sold a home on a note knows what monthly payments are.
My questions: How do one receive monthly payments from property that was sold? I have never sold a home on a note so what does monthly payments mean?

My question/comment to you is, how can we get a person to return the forms that we send out for completion to be sent back within three days or less, as well as the finder to input all the informations into the website for the buyer to make his bid(s) within three days or less. I’m new and have mailed 50 postcards off the last couple of weeks. To date I’ve got one hit and I mailed them the Commitment letter w/ a self addressed stamped enveloped. They have not replied yet.
Question? What part of the Courthouse do I go in and what do I ask for?
The website you sent w/ courthouses is how I obtained my info so far. Evidentially I’m not doing something right. I can find the Grantor and the Grantee, but how can I determine the Grantor is holding a note?
This is very confusing to me and I’m blowing alot of money on Stamps, Postcards and envelopes.

I would have liked if I could be one of your protege students as I am very interested in working smarter not harder. I just have too many things in my way to try to keep up with my auto service,household,bills,etc……..
I talked with your friend Ray Gong about a position in the protege area but I don’t have the money,however I do think I could go far
with this business,would you consider helping me out? My wife and two children deserve alot more than I’ve been able to provide for them
working myself to the bone literally “busted knuckles” from car repairs and such. It would make myself more at ease if I could tell my wife that she could quit her job and that she had financial security. Maybe I will continue fixing my old house from 1885 or finally be able to build a new one on top of my hill and let my children live in the older house for free because I know how tough it is out there

The biggest headache I have run into is a note holder giving me misinformation. I had one noteholder give me totally wrong info on both notes. I managed to straighten one of them out but I am going to have a heck of a time on the other one and I hope your coaches are really good!!!

I’m poised to start! However, no sooner were the holidays over but both my husband’s elderly mom (this past week, put in a nursing home) and my own elderly mom had emergency medical problems. One is in Austin, the other in Ft.Stockton, Texas; so my husband and I split in different directions. We’re supposedly in our “golden” (somewhat tarnished, so I call them our “copper”) years. Russ I have read every one of your blogs and have been inspired to be all I can be in the note finder business; I am studing steps 1,2,and 3 of winning in the cask flow business and I feel confidant that I will do well as a note fineder. I also have just started the protege program and about to play the first video and can’t wait to dive into chapter 2. ok, i can see that note finding can be done with little to no money in pocket. The next biggest obstacle for me is time. After a full days work, coming home and caring for the newborn, and house chores, time tends to slip away. I guess it is a matter of prioritizing and scheduling my activities. What are your thoughts.

Hi russ i have red all the books in my box, and listen to the dvds , so yesterday i went to a few trailow parks near me and talk to the park manager who gave me the name and phone number or her boss who just paid 1 mil.for the park.he just had death in his family.so as soon as i can iam going to see if i can,t get something off of the grown.i will make 78 in july but i can do this buiness you can see that iam a dummy on the internet. but thats ok.

I’m interested in contacting FSBOs about creating seller financed notes. How do I explain to them how to create the note or do I simply tell them to talk to their lawyer or title agent. Also, how do you get around the fact that many of them will have existing mortgages on their property? Does a due-on-sale clause kick in when the new note buyer takes over the loan?

Well Russ I’m broke and some income on the horizon would really look great right now. I seem to be hung up in two different areas: being able to recognize a good note to work on, and being able to phone the noteholder. Is there some way to get phone numbers without having to purchase those advertised people search companies? I have tried using the computer and going to whitepages.com, using my local phone books, and information directory (411). What else can I try??

What is holding me back is my website at the moment. I have made updates to it, but they don’t seem to stick. I hear what you are saying about getting out there and meeting people, and also the courthouse. I am going to start there. I plan to take a day off of work this week and spend the day in the files.
I finally got my business cards and some letterhead. I am in serious debt, and it is very draining, but there is no better time then now to get going!

I am really confused about the entire process. What are cash flow notes and why do people want them/need them? Are we making money on the finder fees? or do we make money on the notes themselves. I purchased the package after watching your program on tv and I havent had enough time to dive in. I registered myself and have started reading, but I guess I’m just not understanding the concept of the business. Can you please break it down for me it a little simpler terms. I am a College graduate and I feel like an idiot cuz I dont understand. I am determined to get out of the finacial hole that I am in and am willing to spend every minute of my spare time to do it. Just need to figure out exactly what I am doing.

I don’t like to talk on the phone and sending out postcards sounds like it takes to long, is there a way to send email’s to get the notes? The only thing is that package came in my wife’s name and I don’t know if I like that because she is the type that doesn’t believe in anything that have a chance of working and I haven’t told her yet that I have paid for this and I am not going to tell until I have made some money and then I will let her know. This Cory and I have sort of a stumbling block, when im looking at the trust deeds I know to look for “trustees” now one of the person that i mail my post cardto call me back and she told me to look up “Real property Search” and look for lien or something in that nature. now my question to you is what do look for or look at rather to see who has the actually note because I always stroll down and look for “Transfored to” on the trust deed and thats the information that I write down, So thats my question. Russ I would like to personally thank you and your team for the emails, coaching on the phone, and now for this blog site. I have struggled quite some time to get this business going and without all your help and coaching, and Russ’s motivation I would have given up along time ago. I am bound and determined to get this business going and will not give up till I do, and it’s all because of your awesome motivation and coaching. Russ is right , I’ve been trapped in a black hole. I worked at a place for 25 yrs. and they closed the doors and to make it worse my wife worked there to and all we got was our vacation pay, they took everything else. I did finish all my lessons, I am on my 3rd mailing of post cards from my leads from you, and with help from Vannessa and Stacey I am working on the findingnoteseasy.com site. I keep all my change and squeeze a few dollars out of a cash job on Sun. mornings to get stamps and post cards. A person gets stuck after a while job hunting and making contacts to keep the unemployment happy, and looking for side jobs to try and keep some money coming in. I found a job that lasted almost a year with layoffs in the middle and one last labor day that lasted 2 months. Both of them had us working 70 – 80 hrs a week and then laid everyone off. You get stuck in this survival mode and can’t seem to put enough time at this business. Thanks for this blog , I did forget about your script in book 2 for realtors. I am going to get at that and will have to make time to go to my local court house [they haven't been real helpful on the phone]. I have to work harder to get out of survival mode and get more done on this. I need to get 4 or 5 deals done so I can get the cash flow magnets, I think they will help me alot. It’s depressing to see all the marketing and boot camps I am missing because I have no money. But Russ I think you are right ,we can get going on no money, I just need a little luck to complete my first few deals.Thank you again for your concern for us and your motivation and excellent coachs, you all are my hope for this new year.

Russ,I ordered your course almost two years ago,but before I received it, a chain of bad events followed me for a season,which up until the end of last year, I NEVER even opened it. I actually forgot I had it. You see over the last two years, I have had two deaths in the family(my father and brotherinlaw),my wife was in a near fatal car accident,my mother has the beginning of alltimers,both my wife and I lost our jobs,and our finances are almost nonexistent. I suffered from depression for over a year and was not my usual self. Now by Gods blessing and prayer,I am myself again. I read your course and got goose bumps. I did not read any emails for a long time,then I read every email you sent me over the last 1 1/2 years and almost cannot believe what I missed out on. But I believe its never to late to start. I have had your books now since October 2009. Began really reading them in November. My New Year’s resolution was to jump out there and get this business going. You are absolutely correct in that you don’t have to spend a penny in finding notes and listing them. I was a little timid in calling the note holders so I did spend a little and purchased postcards and sent out around 95 postcards about 3 weeks ago. (all less than $100 including your books I purchased in October) I immediately got 4 responses and did submit my very first note on 1-30. On my other 3 possibilities, I am still working on getting all their info and I am calling the others that did not respond (still a little timid – but getting better and more confident with each call) I know I can do this and am very excited about the possibilities. (I have ordered another 100 postcards (only had to pay shipping on this new order). There are printing businesses that you can get these very cheap. I also have 250 business cards that only cost me $1.99. Thank you so much for this wonderful opportunity. I will keep you posted on my progress.

One thing that may help most people on this page is the advisorline. Free for 1 year after buying the course. Open from 7-6 MST. Also, try not to think too much like I did. I found people are usually willing to help if you explain what you’re looking for.
The best way to beat fear is through action (NO THINKING). Set aside time to start working and stick to it. before you stop, get prepared for what you’re facing, (open the book to the script, put stamps on postcards, etc. Now, you’re all set to take action. Next time you come back to work again you have no choice other than to do what ever you’re afraid of: call, mail stuff, etc.
Remember, action cures fear.
I know you can do it, if I got where I am now!

What holds me back the most is the fear of speaking with these people on the phone. Maybe after the first few the fear will go away. But I have never been one to speak to people about things like this and sound knowledgable.
I wish I could have someone handle the calls for me but I am what you can call “flat broke”.
I have offered a commission for ever note that gets purchased but I just can’t get anywhere that way.
Maybe someone would like to partner. I could do the research and they could do the talking. Some people are born to talk and that just isn’t me.
I live in MA so if anyone else here does I would be more than happy to partner with someone for a time until I fell confident enough to speak to these people. That is my fear.

Ok, so now I know we are all broke, frozen by fear, we all have the manuals, not enough courage, we have made our own world, it is so much like the Wizard of Oz! Thanks for encouraging me! I have sat on 250 pre-stamped postcards and my list of contacts for over 6 months. Enough already! I start writing the names on the postcards today 19March2010 and mail them when I have at least 25. No excuses, I will post an update come every Monday. I’ll let you know all the ups and downs, what works and what doesn’t and remember – don’t fear making cold calls- We all have experience being on the other end of those calls from creditors and bill collectors! And they get paid to call us. The nerve of them! We make cold calls to help people yet they call to harass us. So we are in the drivers seat and to those that refuse our help – that is what we used to be like – but no more! Thanks Russ and to all who strive to do what is right for us and our families. Thanks again. When I got the names from the courthouses there were only addresses so I sent them postcards. Stamped postcards are only 0.31 a piece. Even I can get those. Again, I do believe that good things are coming my way. Question, Should I look up people’s names in the white pages for their city to get their number? Would this be of value? Or will the postcards suffice?

I’m just really getting started. Have invested monies I really don’t have and am terrified it will take too long for those note deals to start coming in. Unfortunately I need money SOON ! Am terrified of how I will have failed myself but mostly my family if this doesn’t succeed and do so within the very near future. I am waiting on my newsletter and business cards to arrive, so still have a way to go. I’m at a loss as to exactly what questions people will ask and how to answer them. Have been somewhat of a hermit since my husband died,dealing with people is difficult and awkward for me,but I will do my utmost best! Thank-you for the encouragement.

There are a lot of for sale by owner signs here in the state I live in.They also have a For Sale By Owner Magazine with a lot of homes for sale.I am not afraid to talk on the phone,but I am still not sure of exactly what I should ask the seller.Or,how would I talk to him or her.I do know what to ask,but how can I word it.I do appreciate all the e-mails and all the help you given me.

When you say go to the court house and look up cash flow notes do you mean look for notes that the seller carried back a note? Would you do that at the court house or the recorder clerks office in your county where the notes are recorded?
I am trying to develop a game plan and referral source with some realtors and mortagage brokers.

Russ I have read your books over and over some many times that I know it buy hard. I’ve been going to the County Courthouse and getting my notes from there. And all the notes I have are seasoned notes. My problem is I have not contacted the note holders yet. My concern is do I started this as a business first before contacting the note holder. Desperately in need of help.

I spoke to a real estate attorney about the program because I had gone to the county real estate department and neither of them knew how I could get the information. I will try the recorder of deeds also a real estate investor who had contacted me about my dads property told me that he went through the legal real estate papers in that office to find properties in probate to buy. I will go back when I have time to spend there.

I jumped right into the Course the moment it arrived at my home. I HAVE NO FEARS SPEAKING TO ANY ONE!!
I set a goal of $10K by 5/31/10.
I still am confident that I can reach that goal-with the cash or note with that fee.
I have contact with four(4)properties for sale by the owners. I just need more direction on getting the deals closed!!

russ i finished the book friday and i intend to go to the courthouse tues i really need to close and or match a buyer and seller by the 20th of june,so wish me luck i decieded i can get on the phone and try to find my own leads as i have been an appt setter in the past for a mortage buisness in mn, i am in ok now and dont know as many people but what was said hit home about the more you put your name in print the more people will get to know you, i am reading about seller financing deals already from an old charlton sheets manual i have when i saw your commercial and decieded to order the book,i would like to make a commitment to making money in this buisness so plan on hearing from me,,its time for me to have my own money and i dont feel like waiting for permission from either of my ex husbands to buy the things i want for my house or to fix it up for my grandchildren, by the way if you are in indiana tell my ex when i get 50,000 or more believe it a lawyer wont be unobtainable for me . and buying houses to remodel wont be unobtainable either.so i will let you know what help i need next week, loralee

Hi,Oscar here again with alot of fear of getting started because at the begining with this program I really thought it was going to be easy, the first herdal I came up with was when I call you guys and ask for help right way you want it to sell me something which I bought it was the newsletter software then when I received it I couldn’t open it to print it then I had to pay more money to print it money I don’t have so you can see there is alot of fear. I have read the course books and think I can do this but I’m not able to take advantage of your help programs because I have no money.
I just bought a house that I could list because I financed it by owner finance. I need to make some money so I dont lose this house. I work for a school and not working at this time. I also missed the last seven weeks of work because I fell and fractured my left knee in two places and my right knee needs a knee replacement and it takes money for this too. Im presently in a wheelchair and crutches at this time so im unable to go down to the courthouse and realtors office. I need help!

The reason I have not started is because of rejection. I did read that you didn’t get your first deal on the first call. It took you 11 calls to make the first deal Mr. Dalbey? I have had your course for five years.Its my fault I haven’t even tried.
I feel people may not beleive that I am a legit business and hang up on me. When sales people call me I hang up. How do you get past that. This has stoped me from going forward. I can use the extra money now more than ever. I can’t stand the people on my job.

I can relate to your fear of talking on the telephone. I got a job in telemarketing/door to door sales over five years ago and I was petrified pretty much every single day. But I stuck with it and was able to make some money. You will have people who hang up on you and don’t think you’re legit. The key is to focus and do business with the ones who trust you. One line I always used with good results was, “If you give me 2% of your trust, I’ll earn the other 98%.” Hope that helps!

I recently became a student of this amazing course and have implemented the strategies to find notes. I have been finding notes like crazy but I am stuck on what’s the next step. I moved across the country and my course books were left. Untill I receive my new ones what are somethings that I can do so I don’t lose these potential clients?
PS There are so many different ways to find notes it’s riduclous why I haven’t heard of this before lol

My income has dropped to less than half what is was a year ago, that might not be so bad if last years earnings were $50,000. but I didn’t even make half of that. I lost my car, and have a hard time getting to work.
I never gave up. I know your systems works, I haven’t been able to find that first note deal yet, but I feel it,s only a matter of time.
It is very hard but, ANYTHING WORTH HAVING ISN’T EASY, IF IT WAS, EVERYBODY WOULD HAVE IT).
