What You Can Learn About Marketing From An 8-Year Old (And a chance to win a FREE copy of my new marketing program)

Selling lemonade.
So, what’s the first thing you do when you decide to sell lemonade? Any 8-year old will tell you:
You build a lemonade stand!
And you write LEMONADE in big bold letters on the top of the stand.
When you think about it, “LEMONADE” in big bold letters is marketing.
In it’s simplest form, marketing is nothing more than getting the word out about your business.
So, why is it that any 8-year old child has no problem marketing his or her business to thousands of people on any given day…
…Yet many adults (often college educated and with 20 years of business experience) freeze like a deer in headlights at the very thought of marketing their cash flow services?
I have a theory…
Want to hear it?
Fear of the unknown.
Most people aren’t marketing experts. They assume Marketing is some mystical magic art passed down from one marketer to another. Sort of like a secret society.
And I can’t say I blame them.
I’ve read quite a few marketing books that used such big words and complicated theories, I didn’t have a clue what they were talking about. And I’ve made millions of dollars marketing my businesses. Someone new to marketing reading the same information would be extremely intimidated.
We see it here at Dalbey Education every day.
My coaches start to talk Marketing, and before they even get a word out, the excuses start coming from the other end of the phone line…
“Oh no, I don’t know anything about marketing.”
“Gee… marketing’s not for me. I’ve never studied it. I’m not a professional or anything like that.”
“Isn’t marketing expensive?”
And on and on. But the truth is, good marketing is simple.
Just like “LEMONADE” painted in big red letters on a piece of wood is marketing.
When someone asks you what you do, and you say “I help people who are collecting monthly payments form a home they sold receive one BIG lump sum of cash…”
That’s marketing.
When you hand out a business card…
That’s marketing.
When you send a postcard to a note holder…
That’s marketing!
See, simple.
Nothing intimidating about it. Here’s more marketing anyone can do…
If you put a flyer up in a supermarket.
That’s marketing.
When you pick up the phone and talk to a note holder, and tell them what you do…
That’s marketing.
So far, have I shown you anything you couldn’t do?

Contact a local Toastmasters club. You will find the club members will be very helpful, with regards to your learning to be comfortable speaking in front of people. Toastmasters International is a very helpful organization. I have been an active member of Toastmasters International since the late 1980’s. The members are very supportive. I agree that the most important thing is to just do something! Sometimes the most simple forms of marketing are the most effective, with the best return on investment. I hope the new course covers some aspects of internet marketing. What are ways we can drive potential sellers to our website? There is a lot of information out there on squeeze pages, web-site optimization, e-classified ads, tageted ads, etc. Some help on this would be appreciated.

Sales or marketing for finding leads is not my major concern. What is of interest to me is how an offer to purchase gets factored or discounted — clearly low-ball offers would be a deterrent.

When looking up notes at the courthouse how do I tell the difference in individually held ones and those held by banks. Ones that I know to be held by banks sometime have the loan officers name and don’t even show a bank name.

Iam not afraid of the unknown as you stated in your advice because I travel daily to the world of estacy beyond this our planet of greediness and illussions.
I am studing the course properly and I have enrolled with mortgage organizations so do not please underate my intelligence with a 10 year old . I have four sons, a businessman, an aircraft technician,a telecommunication Engineer,and an airforce technical officer in New mexico. Ijust want to expose myself a little bit.
I started this business with you in the 2004 and things did not work out.I have decided to try the second time with respect to your good institute.

I did market my website on google adwords and postcards. I received more calls from the post cards and came close to a note deal a few times.
I went through thousands of mortgages to find several hundred note holders to send post cards to. I would love to win a chance at trying again. I was on a facebook webinar that shows how to target specific keywords in peoples profile so that they see an ad specific to what they may be interested in. I think social media is a great way to connect with people. My problem, like most people is the money it takes for pay per click advertising. I am not afraid of hard work, I have over $50,000 in credit card debt. I hope you pick me, I would’nt disappoint you if given a chance. Thanks Nena Pike

How important is your business name? Is it better to have a play-on-words or be straight forward with your name?
Also, would it be beneficial to publish your business in a local or internet Yellow Pages?

1.) How do you truthfully answer a prospective note seller when they ask you, “How many note deals have you done so far?’ and make them feel comfortable doing business with you if this is your very first note deal and you have not done a single deal yet?
2.) How can you set up an almost free marketing program if you’re close to broke? Which also makes it impossible to afford the extra coaching programs?
3.) Can you offer some type of a marketing program for a low monthly membership fee?

I would’t tell them that it’s my first deal. Of course you’ll blow like that. You can answer that just by saying “your one of a few!” lol
and say it with confidence then move the comversation on quickly before he locks you into providing him with some examples. The next question you have is great and I even would like to know that answer. Best wishes!

I’m still reading over the program, but have already found the answers/information you’re looking for in manual number two(2). You wouldn’t be lying if you simply told them that, “the company I work with(in number of months)has combined to buy, sell, and distribute over (#number of notes produced in that month from the newsletters). Simply use the information that Russ has provided and that can be obtained reading the quarterly newsletters or from the intro of the WITCFB instruction guide. Tell the seller that you’ve got 300 investors waiting for you to provide them with the information they need to determine a reasonable selling price for his/her note. You never have to give YOUR numbers and you won’t be fibbing…

“The Process”
I look at your informercials and they are great, all of the presentations are very convincing they make you say to yourself,, “hey I can do that”.
The only problem is that when you are alone, by yourself, that little small voice talks to you. “Can I really do this thing?, I don’t really know where to start, is this really going to work for me?”.
Here’s the deal, we learn best when we see the process of something done. King of like a informercial for an new kind of Home Gym, They show you how it works, the benefits of it as well as the before and after pictures.
What we see here is that we say it works, we see people that have made there money, clapping there hands all happy. But we never see the Process of what they went thru or did. That is what is missing here. we need to see a kind of deal done and we can then say “oh I can do that with no problem.

I have a former builder who is actively buying Foreclosures. He would like simultaneous closing assistance to purchase 15 more properties, but I only rcvd 1 bid for a 50% discount. No other Foreclosure Investors contacted me.
My biggest and most pressing questions or concerns about marketing is: how to find more note sellers ready to sell. I’ve sent out postcards, faxed flyers to professionals, made calls, ran Ads, but I’m not getting a lot of response to my efforts.
I would appreciate any guidance that can help me find more Note Sellers, or better yet have Note Sellers find me.

I don’t know if you received my first comment, but I wanted to make sure it was sent.
I want to comment on the fears and hesitation people may be facing as to why they are not getting this deal done. People learn better by seeing the process of things.
When you show me then I feel I have a shot at doing it. When we look at the informercials on note deals, we see the people telling us they did it, it’s easy and then we see them clapping there hands. That doesn’t quite get it when you are home and ready to do your note deal.
They need to see the process acted out, then this will give a person a better feel on what to do and how to do it.

I’m just getting into the Cash Flow business (I will be in Denver for the course starting Monday), so I don’t really have much to contribute yet. In my former “business” – I was an orthodontist for 33 years – I depended mostly on word of mouth and professional referrals. Those will not work here, so I can see how the internet, newspaper ads and active solicitation from attorneys, accountants, etc. is essential. Since we do not actually have a stand where we can advertise “Lemonade”, repetition of our name and business is extremely important. The more often they see our card, letter or posting in the supermarket with our name and business is of extreme importance.

Put a smile on your face when you are talking to people they can hear that smile of confidence on the other end of the phone.
When talking to people who want to sell when they don’t have all the facts about the people they have rented to. I have found quite a few who don’t want to impose on their renters and ask the personal questions about their credit.

Russ, Marketing is a simple concept but the strategies of accomplishing it in this world of technology can be difficult,expensive and time consuming. Unless you are a wiz on the computer and the internet, you have to purchase programs that are expensive to get prospects to your web site. Maybe it is just my personality, but I find the best way to find prospects is to get the info from the courthouses and call them. Also, I am trying to build a network of referral sources. People will do business with and refer business to people they know, like and trust.

Hi Wayne, my name is Alfred I agree with you on the subject of TRUST,and most important people must know what you do, I hope I’m doing the right thing by getting note holders to talk more and I listen, I”ve sent 200 to 500 letters out asking them how do they feel about waiting monthly for those payments, I tell them I like being on top of my bills, and it fills, that your ahead, and they have money in the bank for any surprise. I know that Marketing is very important. How can I market will little too no money? I would love to be able to take courses but it’s hard when I could barley pay for the protege program. I think we average joes seem to get a bit over whelmed with starting someting that is not something we are not knowledgeable about.Even if the person is out going and a people person.Your prgram is simple,it just is hard sometines to step out of that box and charge ahead without encouragement,which your program hads really blown me away with all the people who have called with support.I do feel advertisment and the hands on is the only way to learn and grow your buisness. This is a common fear among new note-finders. But the answer is really simple.
All you have to do is say, “I don’t know the answer to that question. Let me find out and get back to you.”
People don’t expect you to have all the answers. And when you actually get back to them with the answer (most people don’t follow through) it builds trust and credibility.

I am having a lot of trouble even finding note holders. I’ve been to the courthouse and everything is on-line which is ok except I don’t get the seller’s new address or phone number and searching for these is hit and miss. I really don’t know what to do at this point. I’ve made many cold calls and most have been rude. I need to establish some credibility on the phone right away to get them to even talk to me and I don’t have it since I haven’t even been able to find my first deal yet.
I love marketing and am excited to begin with it but I have zero money to invest in any of the marketing programs I have received emails about and it’s very frustrating.

I have made some flyers, but I have no name and you can’t have a business card with out a business name. Also, what do you say when someone ask you “How many notes have you sold?”

Just let them know that you are a “Cash Flow Specialist”..That you work directly with buyers that will buy cash flow notes for a lump sum of cash..and build your credability from there..

I do not feel I am a sales person and I do hate cold calling. I am a little nervous about how the system works and am still interested in the program. I trully would like to get out of the rat race.

I read and reread the books and still am unsure of how to market to note holders and what post cards to send. I am getting my busniess cards but who do I give them to. When I talk to FSBO they want information on the business and I don’t know what to send to them. How do I market these prospective sellers. I really do need your help in this department.

What do you put on a postcard to reach the FSBO opportunities, basicly to get them tinking outside the box about owner financing. Then getting them to contact you after the deal is done. Or is there a better way to market that beside a post card?

Once you found a note seller, is there a particular way to close the deal for sure. In other words, is there a closing system that works 100% of the time?
I am not there yet, but when I will be there, I would like to close successfully every single time. People are afraid of change or simply not to make a mistake by taking the deal you are offering….

When flowing up with a phone call after sending out the post cards: What do you say when asked what property are you talking about? I have ran into the complaints that the client is receiving many of post cards from all over the world and phone calls as well, some of these people have no property for sale or ever had, some sold it years ago, then the complaints come as follows , you must not be doing you job right or your company needs to research their information better and get up to date, not every reliable.

My plan of action is PERSISTENT, CONSISTENT ACTION & NEVER GIVE UP. Avoid “STINKIN’ THINKIN”! Be around positive people! And I ALWAYS remember this quote; “The definition of INSANITY is continuing to do things the same as you have done in the past, without changing or thinking outside of the box, will ALWAYS yield or produce the same BAD results!!”
Marketing should remain simple but consistent-Using the
KISS Principle; “KEEP IT SIMPLE ….SILLY”.

It seems to me marketing is everything. There is no sense reinventing the wheel when you have kindly shared and packaged what has worked well up until now. My thought is this… how do I transition into this new world of internet computer marketing, keeping the age old abc’s of marketing in my pocket? Then, my next question is how to put together a very step by step plan of action for every day with the boundaries of balance and realistic goals to fit a very busy lifestyle? A little bit every day as you have said is the key to this business, but I thinks it’s time for me to pump up the strictness in time management with solid steps of action and not just organizing. Thank you for your continued effort to refine our efforts.

Thanks for the opportunity to quiz you. I want to know how to keep my private life separate from the business of Note finding. (I do not like telling millions of folks on Internet my home address or telephone.) The Marketing aspect is awesome and requires knowledge by someone who has this experience. I tend, however, to throw away postcards I receive that are shiny and have lots of color and small words. The Internet seems like it would be the best way to target this market and get ‘qualified’ customers – the ones who truly have a house or building and want to talk business.

Marketing has people nervous due to perception of how they will be received and how much it will cost. Any negative feedback usually crushes people, but if they ignore the static, they can succeed. The other issue that most people face is how to get started, and where to get the names to focus their marketing.

How can you create a marketing web site so attractive that generates so much heavy traffic that your # 1 search engines like Yahoo, GOOGLE, MSN,DMOZ,ALLTHEWEB ect. pay you to list your website on there search engine, not only will you generate more leads then you can ever imagine you will get payed for it. also how can you find the # 1 most searched business websites so you can learn from them to build your own in a some what similar fashion.

In 1991 I started McRae Enterprises, Garage Door and still operate it as a one man operation. I found success with a local operation and wonder if that would work with the note business as well. I have had good results with the property management companies (three or four) and Nine or ten R.E. sales people. I thought, being a local guy might carry some weight here in Orange County. One question asked of the others “how to respond to the question what experience do I have?” I am part of a really big operation.

Well, I believe the key to marketing is knowing your product and your audience. Give people what they want and what they want to hear. I feel confident in talking w/people, but there are a few things about the business that is new to me. This is where I need help. I want to show enough professionalism to bring in the right people, but at the same time I do not want to overkill and lose the people that really count. I believe honesty, integrity are major milestones for capturing ones’ attention. Your true heart shows it all!

What is the best marketing strategy when you have no experience or little money in a small country town. Most people don’t even know what a note is. I would go to the nearest larger city.Find out when and where they have auctions on foreclosures and pass out business cards. Send postcards to people in foreclosure in that city, frequent their townhall meetings and get to know people there.

Having tried a lot of the marketing strageties,which included Pay per click,flyers,local newspaper ads,postcards,sign on side of my vehicle, banners displayed in local parades,it is hard to stay moviated.How can one stay movitated with no results.With the notes that I have found, getting the note buyers to make a offer the seller will accept has been a problem. How can a note finder get more than one or two note buyers to even look at these notes.

I too want not to come off as an inexperienced person. How do we as novices gain the trust of savvy business investors? If I was an invester my question to a potential note finder would be can I trust this person? So how can we help them feel confident enough to handle their money? I realize marketing is the most important aspect of my business. I, like most, do not have extra cash to do a lot of “fancy” marketing. I started my marketing w/my Email name I got on line w/a local realtor today. She sent me list of forclosures & homes. I have a friend has a family owned marine buisness thats being ready to be forclosed on. There a lot of properts in your own back yard you can take advantage of. indeed marketing is an important key, if you’re selling lemonade you need the sign. my problem is like everyone else, getting the cart before the horse, having a business that i’m not prepared for because i haven’t done my homework. your marketing materials work, so we put the sign up and we be in business, but we surely be amateurs. once we do our part build the stand(set up the business, for taxes, regulations, income, etc.) have our product, and know what to do with it, then we can market it and we will be anxious to.human nature want that money but don’t want to work for it.

My big hang up is “time Management”. Any ideas in this area Russ?
I’m an independent film/TV/Radio producer and writer. I live in Las Vegas and work primarily in Southern California.
By way of suggestions; (1)include a sort of “parts list”or prep section, at the beginning of volume one. i.e. a checklist of items NOT included or furnished in the course, right at the start. (2)The books are fine but may I suggest more audio CD’s and DVD’s.(3)You might include some of your “heavy hitters” as examples in certain particular areas of the course. Certain people will naturally be strong in certain areas of the business. It’s constructive to see “Others doing the things the beginner should be doing to establish the relative EASE and enjoyment of doing the task themselves.(4) Possible interviews with county, city or legal experts on how to use their services. (You might try a very old producers trick and use actors to portray these individuals) I use the trick very often. (5) Also consider putting the course on-line with password access, streaming the video.

I have been marketing for awhile. I did like the
Cash Magnet class and have incorporated the newsletter mailing (not to too many professionals but have started), postcards (just sent 1000), online classifieds (have not seen anything on that yet) and handing out business cards. My problem is the response. People just don’t want to sell their notes at this time. It is guaranteed income for them. I’m still hanging in there but becoming a little disheartened. On a better note, from your affirmations I have lost 15 pounds and still losing. I feel great so maybe it is one affirmation at a time. Remember, just because a note-holder has no plans to sell their note RIGHT NOW doesn’t mean you should you should stop contacting them.
Very often, they will change their mind in the future or their situations will change and they will want to sell their note. So keep in touch with your note-holders on a regular basis.

My concern or thought is:
For the people who are starting out on this program or any program really want to see it work but they are on a very tight budget and facing credit issues or possible foreclosure on their current home.
This program from what I have seen is a GREAT chance for anyone to work from home for a short period of time in their busy day and have a chance to bring in some needed income to help out on their daily bills and work towards getting out of debt once and for all! (The way the economy is right now!)
If there was a way to market your website or products on a budget that would help everyone supplying and/or receiving the goods to succeed and not feel stressed out in what they may have to do without that week or month.
And still get the same support as the people who may have the money to build their websites or sell their products and are not stressed each and every day.
This will help the everyday person see the light at the end of the tunnel and make them feel good inside knowing they can succeed with help of others and in return help others that are hurting too!

Marketing is a big thing. It takes courage to go out and talk to people. It is a fear that we have but think about other fears that you have come in contact with and over come. This has to be some thing that you really want and you have to put effort into it. In your new course I think it might be helpful to include websites or mention websites that have to do with builders. They are great places to start. Also in this current economic situation we are are in, there are alot of home shows going on in malls and other places. I went to one the other day and actually made some great contacts. There are also different buisness seminars out there that I was unaware of until I was in need of some more buisness cards. I was invited to one and made quite a few contacts and this seminar is twice a month so all I have to do is go and talk about my buisness. When using postcards provide the names of reputable mailing list companies that have been used by successful note finders. (List companies that keep their lists constantly updated and reasonably priced)
Give incentives to the most successful note finders to share with you what marketing techniques they may have discovered on their own and what they fell produces the most return on their investment.
What does it really take to be successful in this business. Is it as easy as everyone says it is when you watch the informercial?

I LOVE MARKETING! I have not had alot of experience marketing except selling a vehicle or some other personal item here and there. I am trying to sell my family home right now. Here’s another question I’d love some help with: When approaching a person who is selling their home by owner, and offering to help them set up owner financing to improve their chances of a sale, what happens to the existing underlying bank mortgage at the time of sale? I say, “Take a BIG gulp or two, tell myself NOT to be afraid, bashful or shy, look in the mirror and practice the first couple of things I will say on the phone, until “I” feel comfortable with the flow of it, and the sound of my voice, then take ownership of the “power” that will give me, then immediately go pick up the phone and make a cold call to a potential new client, and REMEMBER to talk as if I, myself, believe what I am saying. Don’t be afraid to relax, remember tension and self-doubt, can CHOKE us. The worst that can happen is someone could hang up on me, or swear and ball me out for interrupting them. Kindly apoligize for the interruptions,that’s if you get the chance), push the button to end the call, and IMMEDIATELY start dialing the next number while you are taking a DEEP BREATH and regroup yourself. Smile, remember most of us talk to strangers almost everyday and even in person. Hoping the best results for all. And, ALWAYS, ALWAYS remember “Practice makes Perfect”, and also makes us feel more comfortable to continue.

In front of a mirror ,practice, practice, practice your cold calls until you know you are comfortable, relaxed, and like the sound of your voice. THEN, take a big gulp and dial that first number. With each call you make even if you don’t get a deal with each person, you are improving your phone skills with each dialed number. NEVER give up, remember, that you are the only one who can really make you gain the success you so dearly covet. And don’t forget keep dialing until you think you’re gonna lose your finger.

Its more fear of rejection for me and procrastination just pushing forward and having confidence if my business is going to be successful. There are different types of marketing so I guess which ever one a person feels comfortable with I would choose flyer’s and postcards.

Since I just started and haven’t been through all of the material yet, I am not sure where to find customers, but I will say without that knowledge, that marketing has never been the selling of a product as much as a selling of ones’ self. If you approach a prospect in a professional and confident manner, you have already surpassed the best marketing scheme one can devise.

It seems to me that Key words are important and should be placed in key positions in the statement,ad (some papers print some advertisements for free services for free) Some key words that I think are key and are so far in my study not been mentioned enough or soon enough in the presentations are: “Free no obligation quote” I find more people at least listen to what I have to say sooner it dosen’t convence any one to list their note with me but that will come with practice.

There are so many avenues or turns to take in marketing. Which is the best, yet cost effective – face to face, flyers, postcard, telephone, internet, others? I have hesitated putting a lot of effort in this business, to my dismay, but it seems alot of face to face/calling is required and I am somewhat timid, but getting better. Please be straighforward in your book and let us know from the simple to the more complex way of marketing/doing business.

I think we have perfected our post card script and it is pretty simple and straight forward. However, we are on our third posting for our lead lists. Our question is, should we change the dialog after each round? We are afraid that our leads may see the same dialog and they may automatically toss it into the old circular file. Also, our hit count and visits to our website are climbing each month, but we still receive very few contacts. What should we do to optimize the site to turn our potential leads into customers. I live on Social Security and in April will have to pay for part B of Medicare. I noticed that most people said they have little money or a small budget for marketing, whereas I have no money at all for it.
You gave me a website when I signed up for the original course. I referenced it in the sig line of my email, and received only negative comments that I shouldn’t have it as part of my sig line. I have received no response at all from the actual website. How can I change that?
I went to an open house up the street from me and talked to the agent about cash for notes. I was very confident to begin with, and she seemed interested enough to exchange phone numbers. However, I was forced to admit that I had no experience as yet, and she quickly lost interest, and has not contacted me. I can’t do a followup, because I lost her number. How can this loss of confidence regarding experience be overcome? Maybe you should also say something about organization to keep from losing important numbers, etc.
I also have a problem locating notes at the LA County website. Can you go into more detail on how to do this? Also once notes are found I would feel uncomfortable (partly because of unfamiliarity of terms) in asking for the data needed to actually list the note on your site. Please help with this.
I hope to be able to see your answers to these questions in your new course, which I can’t afford. LOL

Russ, Basic marketing techniques are not my problem. I do a direct mail and networking system now, I am interested in radio and TV marketing, But I really can aford the expenditure, right now, and I can’t quite get a handle on the 5 or 10 minute commercial idea.
How does one come up with the right turn of phrasing, to entise a specific customer base? How would you suggest starting this process?
Presently I have a 25% return rate of direct mail from cold leads, and about a 6% of address problems as well.

The note holders get very angry with a so deep of discounts. I can find note holders but getting them to sell is nearly impossible. Need more info. on getting them to sell. I purchased the Protege program (I’m still paying on it and I’m not finished reading all of the material yet) but I must say that the information I’ve read so far is pretty straightforward, and I have every confidence that the information I haven’t read yet is written the same way. You continue to hit the nail on the head in plain language. You’ve already identified that the reason people don’t act is because of fear – I can tell that many of these comments are from people who haven’t gotten past their fear enough to go through enough of the steps to gain enough confidence to see the process through.
My suggestion, then, is to include more Mindset information to help people triumph over their fear enough to 1) plan 2) start and 3) profit from their mistakes (and there will be mistakes), but I’m sure you’re already doing that.

It would be a great help to many should we be given the “perfect” thing to say upon first meeting a prospective holder of a note.
I once worked for the National Federation of Independent Business where the first requirement was actual memorization word-for-word of the entire presentation that had been worked out over a period of years as the distillation of all the best ideas and thoughts of the most successful sales people up to that time.
It was twelve type-written pages single spaced, and took me all Friday afternoon, Saturday and Sunday to memorize, but I did it because I needed the job, and was told subsequently, many times, that I was the best sales person the prospect had ever met!
It wasn’t me, it was the sales presentation developed from all the experts.

How can you communicate with note holders to let them know that you are a professional and are here to help them and are not a solicitor?People get offended you are asking them questions over the phone and wanting to know how you got your information. They get very offended when you tell them you found it through public records at the court house and want to know everything you know about them.

At this point I believe that refined “niche” marketing techniques are probably the most adventageous for most products. Although mass marketing techniques do work they are not that efficient and sometimes expensive. Personal contact and direct mail type advertising with backup internet links appears to be a relatively smart plan for the note business. Positive leads and referrals being the goal. I am not an expert, but I have lost enough money to have an opinion. For the green note finder, a gradual increase in leads from referrals of business professionals after your first deal is best. CJD

My main concern is that all of the note holders I find don’t want to part with the additional income of the note. They use it as emergency income, or simply supplemental income. Most have multiple properties and this is their nest egg so to speak.

I agree with everything you are saying about marketing. I have been able to send out postcards and also get some business cards together. But my question is, how do you get your name out there to where people start calling you if you dont have the money to put into all the marketing right now? I am waiting to get some money to come in before I am able to put any money out. I have very little marketing experience so I am hoping by sending out the postcards and handing out the business cards is enough right now. I find myself more often than not makeing a mountain out of a mole hill internet marketing is probably the most diffic ult because you have to be on your game. There is alot of compitition and i am finding out just how competitive it is. Believability!! My concerns revolve around my ability to convince noteholders that what I say is possible. Which, I suppose, comes down to self-confidence. What are the “Magic Words” I need to gain that confidence and then how do I use them to convince others? Perhaps I expect to be perfect from the get-go, and maybe those expectations are too high. Perhaps the only answer is success in numbers – the more noteholders you contact the more likely you are to make a deal.

I have flyers and business cards out there because that is all that I can afford. My problem is, The only calls I get are from people thinking that I am in the loan business. I am not sure what I am doing wrong. The material says Get Cash now for your note. I never even mention the word loan!

Property values have dropped by 1/3 to 1/2, and this area will be one of the last to see recovery. Many homeowners are upside down in their mortgages. I’m not sure that this is the right place for this business. Given the foregoing, how do I find the right market for my business??? And if I market out of my local area, how do I convince people that I am legit?

Remember, the great thing about the Cash Flow Business is that this method works even when real estate values are in the dumps!
In fact, it might actually work better when real estate values are down and foreclosures are up because you may find that more note-holders are looking to sell their notes for a lump sum of cash.

Allison, my opinion about post cards, there CHEAP. They are not personable at all. That’s how big businesses do it because of time and cost. For you and me, I feel that a nice letter of introduction with a beautifull letterhead is best. The first impression is always the last impression. If we mess up a potential deal because of a cheap Introduction, we could lose a lot of money. Puting a business card in there with the letter and especially the type that has the magnet on the back so they can put it on there fridge is so convenient for them. You see, In our case Introduction is everything. We are just starting out and you want to be kind and respectful to your client. Tell him he can call you and that you will also try a call to him in the near future. If he is not ready, be respectful and tell him he can call if/when he is ready. Remember, you can bring a horse to water but you can’t make him drink. But do not change your approach just because one person did’nt want to do it. Everybody is different. I think it’s worth the time and effort.

I read some of the responses on this blog and almost everyone of them were already addressed by you “Russ” in the course when we purchased it. The only thing they may help is a already written news letter or brochure that we can just pop in our own personal info. Being unemployed for almost a year with three children it is pretty hard to come up with some of the extra pennys it takes to get it done. I think the first question that keeps comming up to me is what if I am not good at sales. I have to really believe in what I am doing in order to share it with others. I do not have a website, and can relate to the lady that said she raised two sons, and felt that she was put down most of her life and had a fear of success. Money for me is extremely tight/ limited/ fixed. Having been on this earth for nearly sixty years, so much has changed since the comfortable years of the 1950s. I am a teacher without a teaching job, substitute when I am called, and then work at a retailing business that schedules everyone all over the time clock/ everyday. Russ, I purchased your program several years ago, but with having to move twice and going through many stressful life changes, recently, I just am not certain where to begin and where to find the TIME. Thank you for your program, your persistence, and most of all, your patience.

I have a couple of different issues. First, what type of seasoning should the note have? 6mo? a year? Less? I’ve sent personalized letters to holders in those areas and gotten no responses.
Second,traffic. I’ve worked on driving traffic to my Dalby website, and so far haven’t seen any. I’ve used e-mail sigs, a couple messages in forums for targeted traffic.
Any assistance in these areas will be GREATLY appreciated!

For years in Real Estate, I used a program called ProQuest. It’s an 800 number that you use in all of your marketing; internet, direct mail, newspaper ads, etc. It allows a potential customer to hear a recorded message from you and gives them the opportunity to either leave a message (requesting a report or more information), or be connected directly to your phone. Either way, all calls are captured with the number and sometimes the address of the caller. People tend to call more if they are not concerned about someone trying to sell them something. I think this would be a great tool for getting note holders to contact you!

Good morning, Russ first I just want to say thank you for this remarkable deal. As far as I know you gave all information about how I procede this notes deal. All the written step by step on the manual even the DVD. I’m not starting yet, even though I’m really interest it. But something that is hold me back. I need to see how you demonstrate this some people will much understand and follow. I read the manual and watched the DVD but none of this is a demontration of the hole picture. Please help me out.

Can you put together a program where a complete unknowlegable person with pure desire but very limited funds could take this and start earning and learning immediately. A program where a mentor takes a big percent for their teaching and guiding each person into the actual set up, physical contacting and really putting the whole note deal business to reality! If you beleive this is possible I can tell, you’ll have plenty of takers to get note finders actually building and working the business instead of just hoping and wishing for that some day. I know this is somewhat the type of set up you have but beleive me with just a little more cocern and effort I beleive your business will grow even more than ever if you could develop such a program to help anyone who has that driving desire. When marketing to these pro’s of their field(foreclosure investors,CPA,Broker…). It seems that you have to know what strikes their attention. If there is a universal method I would be happy to know of it. It’s not cost that throws me off course, it’s more wording the materials.

How you get noteholders to trust a 22 year old, inexperienced, undergrad college student with no extra money to market himself?? I’m always super busy, so how do I manage my time efficiently to work, go to school, do my school work, AND manage a note business all at the same time?? Hello. I have had your program for quite a while now. I’ve read and reread the material and I know this program can work. My questions are these. I work full time so going to court houses to look for notes is out. How do I find notes is the small town I live in? What do I put on a post card that will grab the attention of people? I have all of my marketing materials ready and still am frozen. Yes, it’s a personal problem, not sure how to light the fire and stick myself out there in the public. I am also not certain how it works when you tell someone you will get them a free quote. Is it just a calculated guess, based on their information?

Setting up a membership that could assist with the marketing while the student is learning the ropes would be a great concept that would not only help the new students get off their feet but also reenforce what they are learning in the courses.

I have invested in this program because I truly want and need to secure some funds. The result is that I have not gotten anything. I got ill and then my children. I need someone willing to be at my side at the begining and then slowly let me go. I can’t afford to invest anymore funds but would greatly appretiate any help that is giving to me that will not cost anymore funds. I truly nead a mentor.

The biggest thing to over come is the first deal to get completed. I have talked to many agents and mortgage people and they always seem interested. I give them a follow up call a couple days letter just to touch base but there have not been to many leads yet. I feel you just have to beat the pavement with the information about notes to the people. Things do not happen over night that often. Hard work, the belief in yourself, be sure of yourself. Things will fall into place as time passes.

I am a hands on type of person. I like to see and hear how things are suppose to get done. Perhaps if you could have several audio examples of a phone conversation from the beginning to the end of a deal.
I like to approach people with ready to answer any questions attitude. Having the confidence to answer and attract potential leads.
My question is * How to let the person feel that you have been in the cash flow business for years, even though you are just getting started?*
I know most people like to read other people on their first impression. * You know what they say first impression is your last.*
How do we make the seller feel this is the best deal they will ever get?, cause most of the sellers depend on the income from the note month to month.
We all know in order to make money you have to spend money.
How do we solicit our business with out going above and beyond our allowed budget, because post cards, internet marketing, ads, business cards, etc ALL COST MONEY.

Hey Russ, I have read your blog,and thinks its great. I have read all the comments and questions,and there all ligitement. I have not started in the program as yet because of finances. I think the best way to market is to know your product,be positive,and if your having problems with note holders. Make it a point to get to know them, find some thing sincere that you like about them,and build a relationship them.Be honest with them,and be your self.Don’t try to fake it. If they have a question you can’t answere,be honest and them them you don’t have an immeadite answere for them, you will make it a point to get an answere for them. That builds trust.I’m a firm believer in prayer. Once that note deal is closed, ask for referals.Be honest,and be your self. Love your work,and you won’t get so frustrated.Keep up your positive attitude. It’s contagious. Being positive draws people closer to you,like a magnet, they wonder why is he/she so positive.What does he/she know that I don’t,that opens the door to what you do,and people ask questions,word of mouth is the best advertisement there is. marketing & remarketing is obnviously the key to building the business. While I am waiting for my business name to clear so I can use it on my cards and stationary, I have been collecting names and addresses of Attorneys, Builders and Real Estate Professionals. Using the note finder I quickly determined that the largest amount of private note holders on the records were builders so I have been focusing on identifying all builders on the real estate rolls for all towns in my county. When I get my cards and stationary printed I intend going to all of them and marketing them personally or at the least identifying the principals I want to market and leave them materials – whereby I can add them to my potential customer database for followup with either calls, postcards and especially the newsletter. I recognize there are manyother forms of advertizing, however by
doing it personally with minimal marketing supplies I can stay within my financial constraints, at least until I generate some business.

Everybody is selling some type of internet marketing system. Many of them are very complicated. Which ones actually work? Also, need a tracking tool that will list how many times people go to your site. If they go a lot and there aren’t any sales, maybe you need to change the home page or change products.

I don’t believe my biggest issue is in the marketing aspect, although I haven’t been really ” big” on marketing in the past- my issue still remains the confidence to follow up on the marketing with phone calls, etc.
But I agree with others that it’s difficult to find the right words for post-cards and to have a bunch of business cards/post-cards printed up on a “shoe-string budget” as some of us are when first starting out in business.

Marketing materials to them would be great. I am also on a limited budget and any additional expense to the Dalby Foundation is not possible at this time so a great inexpensive marketing idea would be great.

Hi, Russ. I have taken your master marketing class, as well as many of your other courses. The three marketing questions that I have are:
1) If you submit for SEO advertizing from a search engine, would a ppc add done at the same time cause their computer to think that you are just spam so that it would “kick you out”?
2) The only marketing tool that I find kind of “mystical” is a blog. I have tried a couple of times to get one started, but haven’t had any success at it. Your marketing program should definitely include. Maybe I am just not “blog literate”, but I could use something more in depth than being told that “Blogger” is a good one to use.
3) I have had four people contact me so far to sell their mortgages. One was totally unrealistic about his expectations of what his note was worth — about $30,000.00 higher than reality. The second one through a computer glitch when you were upgrading to this bigger and better server, had his/her contact information lost somewhere in the great cyber abyss, even though it got posted for buyers to see. I was contacted by two buyers, but couldn’t contact the note holder. The third told me that this was going to be a msecond mortgage, when it was actually a third mortgage. The last one is a second mortgage. However, the 1,170,000.00 first mortgage, which is only 2 years old, I am sure is frightening buyers away, because they don’t want to keep over $1,000,000.00 sitting around, in case the mortgagor defaults. How do you attract a note holder, who has common sense, with a good first mortgage to contact you, so you can actually get a deal to go through?
I have been doing as much marketing as I can being a part time substitute teacher, as well as taking care of all of my other duties. If I can manipulate a conversation to telling people that I have started my own business, 99% of the time, people will ask me what I do. Then I explain my business to them as simply as possible, and then I give them usually more than one business card. I want them to have one for themselves, and a few to give out to friends and family members that they might know who could use my services.

What is marketing?
Marketing is a process of building a solid stream of business coming to you “receivables”. The only way to build that stream of business, is to start.
That is where “payables” come in, in marketing buying a list of noteholders, with numbers to call and 2 types of postcards, 1 to noteholders, other to professionals, my first mailing is going out in the next couple days.
It has taken me the past 3months just to save the budget for 2000 thousand postcards, business cards and i am ready to , and confident enough to talk to a noteholder, with some level of expertise.

Crazy but cool, I have so many questions and just can’t figure out which one’s more important. Honestly, I didn’t even know what “marketing” meant until one crazy day I decided to “look it up!” And the only thing I really would like is not to deal with telephone calls. So far for me the answers to my questions have been in the material provided. I have been taking notes along the way which helps alot to review and remember. My girls were home from college and instead of putting a family movie on to watch I turned the -Secret to accomplishing all your goals on to watch as a family- we never had such a quality family discussion like we did after watching that motivational tape together. Your blog question made me stop and take a closer look at myself. I graduated from an ivy league school with a degree in marketing over 50 years ago. I owned and operated a successful retail business for 40 years. My marketing was by newspaper, radio and word of mouth.
I was thinking that marketing has changed. It really has not. The basic premise is still the same. “Put your name and good reputation in front of as member potential clients as possible”.
Granted there are more avenues to choose from. I was spreading myself to thin. We each have an area of expertise. Like many of us who are involved with the cash flow business,we need to spend our money wisely.
For me personally, I need to become more astute with internet marketing, I believe it is the best choice for the future.
Where I am building and hopefully succeeding is by using the Finding Notes Easy.com website. I know it is not for everyone, but I do not mind cold calling.
I do have one particular question.
Is there a preferred note age bracket for finding a potential note seller?

I have an Accounting degree, I even took a Marketing class in college, but talking to people scares me. I CAN however, send out postcards. One thing I have to be careful with is if my “real” boss finds out that the note business will soon be my second job & that I need to keep my boss from finding out about it since my boss is so well known in the city.

My biggest thought running through my head right now is that action creates motivation. Motivation creates momentum. Momentum builds. Then there’s : Ready – Fire – aim. I’m just starting out, and I think marketing is: hand out your business card to everyone (if you have them),send post cards to every business even though the business don’t “get it” someone might need it that works there, and tell everyone. By phone, by mail, by any means necissary. When the calls come in… answer the phone ‘cuz you may never know. Options are always readily available, but opportunity comes when options are all run out and you never want to miss an opportunity. I don’t care what it’s doing… never, ever, ever…miss an opportunity.
Marketing is doing what you do best, and letting people know about it in every way in every form.
Ex: I sing, and do voice overs… know how many times I was able to make a contact just by “entertaining” someone in a different voice? Believe me… I’m having a blast!
I’ve been able to create positive relationships, and so far “knock on wood” it’s created professional marketing to a point that I’m able to create a business.
“HOW” isn’t a question… “HOW” is the answer.

Step by step video how to design and put together there own website and how to get traffic to it.
2.How to advertise in a news paper ect..with attention getting and personable words useing the least amount of words.
3. what types of marketing stratagies work best for each type of busiiness your targeting, such as attorny,contractors,title co.ect.
4.A video of enactment of how to walk into a business and present yourself and what you can do for them.again different thems attorny, contractor ect.the aproch may differ.
5.Keep in mind some people like me are more visual and can learn more by seeing rather than just reading.
Also it may help if people imagin if they being a seller what kind of avertiseing might get there attention and appeal to them.

For me, I would love to see the whole course put on CD or DVD. I have dyslexia which cause me to be a slow reader. What do you say to potential notesellers when they seem leery, or ask out right if this is a scam? Where do you direct them to prove the legitimacy of your cash flow business? Also is there some type of guideline for creating your own type of Cashflow Magnets and newsletters? I think that a periodic newsletter will help to reassure clients, but I don’t know what to be in it…

Hi! I have a few questions, the first being when you finally decide on a name for your business — which I would take suggestions at this point, do I have to register it with the state or anything??

My biggest problem I have is finding note holder in New York State because of them want money so I have been looking in other states for them. Thank you for all your expert information. Although I’ve been out of the loop for a while, I know later this year, I should be able to get my very first deal in motion. Timing is everything and the time is going to happen when I get back in motion after my cancer treatments.
Hope to better use the tools I have purchased from you so far. Acquiring more tools is out of my reach until I get my income started. The workshops were very upbuilding. I want to get into full time note finding, plus.
Not always easy to get a first deal without a direct contact. I finally did find a person who writes notes but at this time is dealing with cancer issues also. Timing is everything and I just seem to keep missing it.
Since you’ve been providing access to all of the many needed tools already, there is not much more you can do. Thank you for at least keeping in touch and allowing your students to tell you what is going on.

Russ,I would like to see some of the actual wording on fliers and post cards that worked for some of your Success Story people.Russ I don’t know if you considered your own site for your students to purchase fliers,post cards etc. .We could get some guidance and ideas from your people and at the same time order our supplies from a place that would taylor designs and images for the business we are in.Also we would be dealing with a company that we trust and that would understand our needs.

that was some kind of marketing. with me it is just that I am
lost and do not know where to start to make this system work,
I do not have the faintest idea of locating notes. That is my biggest dilema. so not know were to start. it looks easy with the testimonials i have seen but just could not do it
probably because I do not know how and where to start. I wish it was just as simple as setting up a lemonade stand. in the past it was all simple but with the age of internet technology it seems all so difficult.

I think the biggest thing in marketing is you want to sound proffessional, or at least like you know what you are talking about. It is the fear of the unknown. I have talked myself into, now, that it is very simple and people will accept your offer or not, but at least give them the opportunity. They need to know about it to accept it. I was scared, but that is going away, thanks to you. I need to market!!

Thank you Russ. Maybe you could say in your course materials that basic advertising is about getting the word out and keeping the word out about product/service quality and customer service – before, during, and after the sale as it applies to the note business. Then say that marketing is the means by which you choose to get the word out – direct response, sponsored search, telemarketing, etc. Points to cover would include… who I am, what I do, why I’m calling, what’s in it for you.

The problem is not marketing but targeted marketing. I the person is coming to you they are already seeking your help. Good marketing doesn’t just give exposure, it sets up the conditions for the close. Most programs don’t seem to do this final step.
I’d love to see one that does.

I have zero marketing experience. I’ve learned more than I ever imagined, but there are still basics that I have no clue about. Like how many words in a paragraph/page or what topics to write about without boring the reader, or what’s all included in that marketing tool like the glossary or the index or The Top Stories List and etc.

I have been sending out post cards for sometime and have had very limited success. I would like to try to advertize on facebook but have not taken the time to figure it out ( I am not on it much ). This may sound really basic but lemonade only means one thing when you read it you know exactly what you are getting. How do you do that with the note business? The word “note” alone means so many different things. I would love help in getting past just that little hurdle. I think if I could my business would explode on the internet.

What can I do to drive more traffic to my website? I get way more potential note deals through my website than through postcard marketing so I want to get everything I can out of it! The people who come to me through my site are usually ready to sell so the conversation is much easier.
How can I make my site appear at the top of the search results?
What are the best keywords to use?
What are the best places to post free adds? I always run into the barrier that you need to be a local business to post in a certain place, or the service doesn’t let you post nation wide or in more than one city/area?
Where else can I post my ads online for free or at a minimal cost?
Besides Google Adwords and the other search engine equivalents, are there any other services which we can use to drive traffic to our sites?

Hi Russ! WOW! Did you see all these comments? I’ve been reading them for a while now & I’m learning a lot from them! This is educational in itself. Thanks for inviting me to your blog site. I just got my PC back, I had some work done on it. Now I’m going to try & finish up on the Note Generator’s CD-ROM & put it hopefully to good use. I think I would like to have you do my printing that is required for the NG, I was wondering how much that will cost, so I can plan for it. Next, I think it would be better if I get a website of my own & that should be my next project. Do you agree? Then I could get my business cards printed & add my website address right on the card. we have found it to be very frustrating trying to get our first note deal.but we are confident that it will happen this year.just working up the note deal that did and the seller change his mind only because he felt he was taking too large of a discount from the buyer.we did everything right that’s why we are encourage.our marketing stratagies are postcards (examples you use in your manuel.)and hand written notes,business cards.now we are going with ads in small newspapers as stated.i will post my note from beginning to end when i get the next one as i feel it will be of help to many.thanks for reading.

Hi Russ.For me it is time management.Working two fulltime jobs is not allowing me much time to call or research note holders, so i have decided to give up my evening job.I am looking foward to spending that time working those notes.

There are spots for free on all the search engines. You need to go to there posting help area to see what each offers.They even offer a KEY WORD help area. I’m just getting able to devote more time to this business. I ordered PRotege,then my wife became ill ,I barely had time to read it but no time to implement it. currently in winning in foreclosures. The best way to get good at selling yourself is to sell to your self in the mirror! This never fails. Read the info your prospects need, and read it over and over till you can say it as easy as you can the words of your new favorite song.Russ the markets tough out there we need help to narrow our target market. km

On the phone: Be yourself – don’t try to BS them – they will know, or they will think they will sound stupid and not ask you questions.
I WOULD LIKE TO KNOW A WAY TO GET PEOPLE TO PICK UP THEIR PHONES.

Excellent points that most people can grasp to market most anything.
Internet is the new way to reach people searching for things that interest them such as places to sell or buy notes.
It does take focus and techniques to maximize the effectiveness of web sites and blogs.
I hope to develope the skills and time to exploit this form of marketing successfully.

Hello Russ,I love the business opportunity that you’ve given to me and many other people who took that first step into Cash Flow Note Business for themselves. A business that don’t require a lot of experience to get started. But my question to you and your staff is,(and I don’t mean to be difficult), but what if the “fear of the unknown” is not about how you market your cash flow business.
What if it’s a fear induced by a dramatic experience, beyond that person’s control, which was discovered over-time is the reason why they struggle in marketing their cash flow business. Not talking to people, or marketing their business, but over-coming a fear that personally effected their life, to the point, that “fear of the unknown” is unreachable for them at this time, but with the right help, support, and guidance it is possible to reach.

A lot of my questions have already been asked by other people; what words should I use to draw attention to the the services I offer? How should I market myself to bailbondsmen and lawyers? What scripts should I use when talking to them? How can I find phone numbers and addresses of the people that I am finding notes on? I live in an area with little or no public transportation, I have no car, and the county courthouse where they keep all of the records is over 100 miles away from where I live. If you have any suggestions that could help me to find this information, I would very much appreciate it.

The fear of success is many times a problem as it brings a chain of decisions and responsibilities with it.
There is no reason for doubt that the cash flow business has worked for others.
Overcoming this fear of what success might bring may seem to me to be a personal one, yet I know I could do this.

I have already sent out 200 postcards and put an ad in the neigborhood weekly newpaper.It free on Friday.So I’m just wait for my first note deal. I’m a patient person and can wait.
So you see Mr. Russ I’m marketing my business with postcards and newpaper and now with business cards. Put them in my bills, and handle them out to co-work.

My biggest problem is that most note holders are very concerned about scams and want to know who I am, what experience do I have, etc., I give them my web address. I have lost the confidence of some people no matter what I do.

My biggest thing is not knowing anything about marketing and not really knowing how to put into just a small amount of words what I do. Example; I find people who are recieving monthly payments on property and I get them a cash payout on it. How can that be revised into a small enough phrase. I buy notes. I don’t know of any people who would understand that small phrase.

I know that marketing is the key word to any successful business. I would like to get started and I have been marketing my notes through the mail and phone calls. I don’t have a web site yet but in time I will. I have done lots of marketing for my notes and still seems like I have gotten nowhere. I am really motivated to do this and I put in 4 hrs a day 4 days a week. How much more marketing can I do besides the internet.

Time and money are a limitation for me, but I believe that the system you’re developing will work. I just don’t know how someone can get started when they have little to no money and don’t want to go into debt anymore than they already are. All these things cost money and for some of us it’s money we don’t have.

Im not too worried about the marketing aspect of this business, i’ll just keep it simple through the people i know and places i’ve put flyers before and its worked. The internet is still pretty new to me but i have confidence in its ability to bring in business. Im already involved in the protege program going on this weekend the 27th and 28th in westinister at the Westin hotel. I hope to learn and gain much experience from this weekend along with meeting a lot of people already involved in the business. I hope people who do need help with the marketing aspect turn to you for help because you’ve been very helpful to me for everything else and i recommend it.

This may be to simple to you but to me its important. I just don’t have the time to sit and read all the material with and infant in the house and so much to do when he takes his hour nap. I wandered if something couldn’t be designed with less reading and more simplicity. What to do, how to do, and finances are tough so with a monthly payment plan or out of my first note profit. I really see this to be a great oppurtunity I just need a break to get going. I have seen a lot of get rich quick which never works. If you don’t work you don’t eat.

I think that we as people want the best ideas and ways for marketing ourselves or our business that we get all caught up trying to brainstorm this perfect way that we forget to keep it simple. I would definitely like to make this program work for me, but it seems like in order to see any success right away, I will have to spend more money than I am willing to part with right now. We are a one income family with two small children at home, so the idea of spending hundreds, even thousands, of dollars to get our business up and running is not terribly appealing. If there was a free or inexpensive way to get the support needed to effectively market this business to our target audience, I truly believe that there would be no limit to my success.

Russ, I’ve started sending out my postcards and I’ve even created a few newsletters with my flyers and business cards. I’m now also calling attorneys, title companies and bond bailsmen for leads. No bites yet – though I’m just getting started and I know its a numbers game. I’m giving my elevator spiel to friends, family and associates as well – I know something will hit soon. Russ, as one of your other comments have asked, I’m in a very high foreclosure area and would love to get ideas of the right words for REO and Foreclosure Investors as well as professionals in this market. I would like to hear from some of the students who have taken the course. What they have had success at would be a huge help. We have all taken different parts of the many courses you offer. Hearing what really works for those who have put it to use would help give us all confidence. The courses are good, but hearing from those that actually use them would be huge. The course instructors and counselors are good but they are not actually able to put what they teach to use like all of us out here in the field trying to build our courage to put it to use.

I feel as though I really do have the upper leg so to speak as i have been in their place & I didn’t find a way out. The best plan is to keep it simple. After all this is not a dream come true deal but it sure can put a person in mind of – God there really can be an end to this nightmare. My question is when you are talking to a note holder and ask them if they are receiving payments and they say yes and then you go into the whole introduction and then they tell me well i like getting my payments. What do you say to that? How do you get them to be interested in at least a quote?

I have always been taught the the insurance business that a customer need to see your name three to seven times before they recognize it.
Market in every form of media you can think of!!! So we don’t have all the answers, if we don’t try we surely will not succeed!

Aron, you could get business cards made up for for free. When you receive them go out and place them everywhere you believe you will get noticed. What kind of note are you wanting to find? Lets face it tho everything is going to cost something. So I don’t know what you mean by not spending anything. You have to be creative in every way possible to do it that way. The key with placing business cards out is to remember, introduce yourself and what your about when you leave them. Don’t just place them down and walk away. Talk to people. Any thing can occur that way.

Russ: Staying focused & Disciplined is what is important! My stopping point was once I found the Grantee, I didn’t know how to locate where they moved to or how to contact. I found out, it wasn’t easy, but, I believe I am on my way. Everything you say is so true, but you MUST apply it ALL. Build a huge e-mail base daily and expand on it. You must work all different contacts to produce leads. Follow-up is a must. My website will be up soon. Nothing comes easy and consist work daily finding notes, effective follow-up is what’s its about. You have to BELIEVE this is a business of helping people get what they want and just solving problems. Just solve the problem and get paid for the note sale. Just that simple! SMILE!

I am just starting myself and I feel the same way you do. My advise is don’t let anyone rush you. We need time and there is nothing wrong with that. Knowing you can go at your own pace feels better than if you felt like you had a deadline. I think we will prove it to ourself as long as we are true to ourself. Everyone is different. Take your time. Having the money to buy homes, cars, food, ect are important but lets not overlook the big picture, in the end is it all worth it if you lost your mind while doing it from the hussle and bussel of it all. Take your time as you need it.

I really appreciate your blogs. I purchased your books when I was pregnant last year and also took the Mentoring course at that time. Of course, I took some time for baby, but I have recently hit the ground running.
The marketing information you have outlined in your material is simple and clear. I am putting your advice to work for me.
However, I do have one question regarding forclosure investors. How does one FIND foreclosure investors? I recently found a local advertisement where both novice and expert foreclosure investors will be meeting soon. I have signed up for it, as it will allow me to rub elbows with them, but are there other places I should be looking?

I’ve been studying the program for about 6 months now – Protege & Rapid Results. I have set up some strategies for myself, but have not had any success thus far. Fear, awkwardness, defeat – all those things, which I am willing to work through. Here’s a question, or rather an accusation that threw me, and I heard it a few times — “You’re doing the same thing as what got the banks into trouble to begin with!” And these were from people I knew who owned title companies. How do I respond to that?
Need to get back on track with persistance and focus, and a marketing plan that will not take up quite so much of my time as I am a musician/composer and intermmittently can have a heavy work load. Some advice on how best to structure time would be helpful. Thanks so much.

Alright so Ive been doing this cash flow business for about a month and I have gotten only one call back. I sent out letters about who i am and what i do and so success. I got a call back.
but what i dont understand is what next. I posted the note that is wanted to be sold and now im waiting. Do i have to do something else or just wait besides continuing my marketing and what not is there anything im missing.

I tend to stutter when I don’t know precisely what I’m talking about, Cash notes can be complicated, so whats the simplest form I can explain it to people so that they can understand, but I don’t sound stupid.

Since I’m a “newbie”, I don’t have a website yet. I’ve read a lot of the comments and questions posted. I’ve also noticed that one of the problems a lot of people have is that they have no FAITH in themselves. If you can follow directions, mail postcards, answer the phone, and do simple everyday tasks, then what’s stopping you? The program won’t work without you. If God has the faith to put you here to do his work, where’s your faith in yourself?
My question is simple, “If all the elements that are needed to succeed with this program are provided, then why are there so many people not succeeding?

After reading what everyone has said, I like to add an idea for an inexpensive marketing technique, and some words of encouragement. First,having a business is like having a child. You have to care and feed and guide your business and know you are going to make mistakes along the way. You must hang in there and don’t get discourage. Try to think outside the box and be creative without blowing your budget. I am new to this business,but I know that anything worth whiled takes work and effort. I messed up on a couple of deals, but learned from my mistakes and I am more excited than ever about this business. So hang in there everyone and be positive and keep on doing(taking action). Oh yes, the marketing technique. I just got this idea while reading what everyone was saying. Have sign magnets made for your vehicle. They can come off whenever you want them off, but when they are on your vehicle, its like a billboard advertisement. put your company name,email,website,phone number but most important put this: I HELP PEOPLE WHO ARE COLLECTING MONTHLY PAYMENTS FROM A HOME THEY SOLD RECEIVE ONE BIG LUMP SUM OF MONEY…IF YOU ARE ONE OF THESE PEOPLE COLLECTING MONTHLY PAYMENTS AND WOULD LIKE A LUMP SUM OF CASH INSTEAD CALL… These magnets are not that expensive and hold up and last. I know I am going to try this. Thank you everyone for your comments and let all get this DONE.

I understand the concept of the lemonade stand. I did that as a child. It does work. I have sent out postcards. I felt like I didn’t know enough at first but I am beginning to see the light. I will make a flyer to post in the grocery stores too. I have the notegenerator but I have to find the funds to get it printed. I have already compiled a list of professionals to market too. Russ, I have a neighbor who owns his property. He has a catering/supperclub and lives up stairs. He is interested in selling it on a land contract because he had it on the market with his wife who is a realator and now he is willing to seller finance or a land contract. He wants to know is that the same thing as a seller/finance? If he can seller finance it he would be interested in talking to me to turn that into a lump sum. How does he do this? Can I help him?

I think that people may want to do owner financing, but do not have a clue how to go about do it!
What I would need, is step by step instruction, not only for me, but so I could advise the owner how to go about doing it.
Such as, do they need a lawyer? Can I just write up an agreement and have it notarized?
Do I have to file the note with the government or what agency?
If you could answer all these questions simply so that when we approach a potential note holder, we can then show the customer how easy it can be.
If we don’t know how to do a note like that, how can we ask someone else to do something that we are not familiar with the process.
Please answer these questions, and we’ll all be on our way to find notes.
If we could approach our neighbors who are selling their homes buy owner with the knowledge of the process of owner financing, then that would be great.

I find that keeping it simple is best. Any new material would be more user friendly (at least for me) if it gave the facts only and didn’t have a bunch of marketing (to the students) woven into it. Time is precious for us all and no one needs to wade through 10 pages of reading to get a half page worth of information.

Don’t give up Sandra Jone’s! I don’t know much about real estate but I have people in my family that does business and they are very positive. Sometimes you just have to let that negative energy go because in success there’s no room for negative energy! What concerns me at this time about marketing is that I want to accomplish the necessary steps without being annoying. Good communications convey information without turning the person being communicated with off. I draw on my own experiences when I think of this. Some ’sales’ people have an approach that is welcome and appreciated and some have an irritating manner. This I want to avoid as I am developing my skills.

I am using all the marketing tools: post cards, flyers on a limited basis since i have limited funds. Once your back up to the wall, meeting or calling prospects becomes nothing. That is where I am. First let me say that you are a very inspiring speaker and author. About the post, the biggest problem I have marketing the Cashflow Notes Business is getting over the obstacle of well-managed time. My postcard marketing and craigslist ads have brought a dozen calls, my networking has turned up vital partners, but I haven’t connected the needs of buyers and sellers yet. I wake up early to research, focus, and play CF 101. I work 9-5 so its hard to find time to speak to professionals about the business (not related to my occupation). If I get a call from a note holder or buyer, I have to risk my integrity at work to discuss my business. After work my family wants my attention, chores must get done, and it’s getting late by that time. All excuses aside, I think I am highly motivated and ready to succeed in this business, but I just can’t get over this obstacle of using my time more wisely. Am I sabotaging my own prosperity?

when creating a note with a potential property buyer and potential property seller, is it wise to let the seller know closing cost would be paid by note buyer at one closing prior to the recording of the note at the courthouse? otherwise seller doesn’t have to deal with a closing cost before he sells to a note buyer. The note still will be filed.

I think it’s obvious to all, there’s not just one way to market this or any other business (more than one way to skin a cat), so what I would want to see in a marketing program is what techniques work the best in getting the message out for this business to the largest “right” audience; which ones are the most efficient, giving you the biggest bang for your buck,i.e, I think you’d want your lemonade sign on a through street, not a cul-de-sac.

The main problem I have faced is the feeling of “I’m all alone now and this is so big, what shall I do first?”
I know you addressed that in boot camp and fast track, however if you could send emails to us saying its time to start – practice your introduction and pass out 5 business card then the next day pass out 10 cards etc. Now its time to check your website or set it up. I believe that would get all of us started & also,please tell the story of the dental floss. Somehow I think the feeling of enormity sets in and freezes me and perhaps others. The emails might seem like you are here with me showing what to do. Also I am not a computer whiz and the thought of forming a habit of getting on the computer every day would improve my skills and also be encouraged to spend time learning all the tricks the ‘nerds’ know about getting around on the computer would make me feel better by feeling I can learn and I am good at the keyboard and finding the various websites & using the info. How do you feel about using Voice Broadcasting Software to deliver a pre-recorded or live message to a list of noteholders? That could cause incoming calls and messages left for finders, who would then have to answer these queries from actual noteholders. Or even a postcard mailout that leads the sellers to call us directly or go to our websites which leads them to call us. Inbound calls are always better than making outbound calls ! Please reply !

I do have a great idea. It didn’t come to me until I talked to my mother. I told her, “Mom can you please tell people that you know or strangers who talks about losing their home that I can help them!” Also another great idea is there’s lots a posted flyers at my apartment building with colorful colors to catch peoples eyes! And most importantly anyone can go to a copy store and make lots of flyers for less then 25 bucks oh don’t forget the Swap meets here in Cali that’s a great please to pass out flyers! Was haveing trouble getting buyers.I then talked to my coaches. They walked me through it step by step.They explained what I did wrong. I thought I would never get the math. I listened to them.It only took me two tries after that. I was so excited that I could learn that. (The numbers)I am now a WINNER!!! I think I’m ok on marketing, just gotta do the work. So many things to work on, but my coaches taught me to slow down and work it one problem at a time. In order to make it easier for marketing it has to be written so that a little kid will understand it and a person needs to be spoonfed preferably with a person there so that they will be motivated to continue to follow the directions because if a person is there you feel better having someone to give you incentive and help you. It makes it so much easier to follow and do and makes you actually want to do it. A person who lives near you so that you can bother would help a lot.

People routinely look at business cards for your title or job first (me also) and if it does not apply for them or what they do then that is as far as they look.
Also many small newspapers print up advertisement papers they send out to the surrounding area and their rates are very reasonable plus cost-effective (much cheaper than postcards).
They reach a fairly large audience e.g. my local paper (rural area) goes to all homes in this county plus parts of 7 other counties so that is the quickest marketing for me and many areas, city – urban – rural. It’s all about the same — get your name & what you do out there.

I got your package last year was motivated but got very ill. I know I’m alive for a purpose thank the Lord and to help others. Just a thought. Many of today’s internet marketing pitches talk about “AutoPilot” marketing, a “set it up once and forget it” type strategy. Since many of us need a daily marketing regimen, having an autopilot marketing system in place would be advantageous. Could you looking into an “autopilot cash flow note marketing strategy” for us?

I purchased the program in 2005. I had read everything, did my research at the court house, and had all the post cards ready to mail. For personal reasons, my life changed dramatically and I left everything in a box. I opened that box last weekend(2010) for two reasons. 1-I’m getting ready to retire from the military and don’t know if I’ll have a job and 2-I’ve never stopped believing that this system works when you decide to dedicate yourself to it. I dedicated myself to the military for 24 years and feel that it’s time to give that back to my family. I will with WITCFB!!!

I have had the course for over two years and have not done anything with it yet. I know once I do my first deal (and I do plan to), it will be easier from there. What is the easiest quickest way to get the word out and get a deal in my hand? What was the first thing you did when you started in this business? Do you find it easier to market to people you know (relatives, friends) or people you have never met (cold calls – lawyers, real estate agents, etc.)? Does web marketing yield more actual deals than person to person?

I am amazed at all the people that have bought this book and are bloging! I really look at this as an opportunity in this economy to help people free up money so they have a solid way to then have Cash flow and put some away in secure investments such as Gold (going up) and index annuity that are safe and follow the stock market. You can receive a bonus of 10% on investing it and take out 10% a year and invest in gold or annuitize it and have a monthly income for life when you are ready and have a guarantee or 7-8% on the the return.
Now my question when finding notes in this economy the newer notes will be for less interest. What amount of interest does it take and how much down with how much of the note left does it make an effective cash out. How good of a credit standing does the buyer of the property have to be in? Does this work for notes on farm ground as I live in a rural area with quite a few farmers?

My main concern for marketing is online marketing of my site my worry has been that if someone wanted to sell their note and did not live in the same state how does the deal close.
Online Marketing attracts people from every where this is what I would want but needed a couple of questions answered like laws of different states and if anyone has traveled to close deals is it profitable.

Here is a quick marketing strategy for classified ads that can be used to contact future note sellers. It’s called Blitsing, after searching for seller financed properties you click on the ad and send a reply to the seller stating that you offer services to turn there payments into cash should they ever need them and give your website URL and name.

“First”, I’m focused on getting real estate agents to work for me, by offering them a finders fee for each note they bring to me and I close. (By sharing we all win)
“Second”, I speak to them as if I were having a simple conversation and not a business meeting. By presenting how they can close more deals, and make more money in commissions, and satisfy the client with a home that has the best terms and conditions they can manage and afford; I’m able to create a win, win, win solution!
“Third”, The content (words use to convey how the reader wins) of your marketing must be engaging, relational, and time sensitive! This includes your website.

Printing anything liken newsletters or postcards costs money and lots of it and 99% of it gets thrown out by the recipient anyway is there a betterway???

I have been using postcards as a marketing tool to jumpstart my cashflow business. Besides listing that we buy cashflow notes, is there anything else I could say on the postcard that would attact someone to respond.

I want to offer a more professional introduction, I think the postcard are really cheesy. To do it right means buying envelopes and stamps and printer ink and sending some quality letters. It can be expensive, for a thousands letters it could cost around $450 but just one deal could make it all worthwhile. I wudnt try to send a thousand letters off all at once but maybe work on 100 at a time. Its very important to personally address the persons name in each letter and include the wife if listed. I’ve had experience in direct mail marketing and this method works the best. I also think an 800# needs to be set up with more info for the callers. Many people wont call a long distance number. I have already started but I only have 3 note holders to mail to right now, I’ll be at the County recorders office this week getting more. PS I just got the course less than a week ago.

Well Russ, I feel that your right on Marketing. It does scare some people. But what about the rest who do take that step, send cards, send the newsletters, business cards, flyers, and talk with people. I feel that this so called “Marketing” is nothing more then Repeating your efforts over and over till you have mastered it and got a deal in the works. Russ, I am one of those no-fear individuals, and I wont give in. I feel you have discussed a lot of ways to market in your manuals. I guess I don’t have a comment for you. Just do it..thanks Anthony

As several others have said, keep it simple, keep a smile on your face, and stay optimistic. This really is just a numbers game as in the analogy by someone about Babe Ruth. Russ, what I would like to suggest that you put in your new program is, if you don’t already have it in there, “what colors are the most effective on what types of marketing?” I know that somewhere in all of the training I have gotten from you, you suggest the color blue for addressing postcards and to make it look hand
written. What colors work on flyers, newspaper ads, and other types of advertising? Thanks. Ben

Hey Russ, my burning question about marketing is, how does marketing work when i live in Canada. I know, i know, i know
marketing is the same in both countries with some variations
of course but are roughly the same. Your course touches on note deals done in the USA not Canada, so how can i properly
market a note deal when i don,t cross the border into the USA
i mean there’s e-marketing but there’s only so much i can do
there has to be a way of doing this.

My father signed me up for your program in 2006, However he was very ill. He passed away in October of 2006. It was his wish that I give your company a try. However, after he was gone, everything he received from you disappeared in the estate closing. Because of your emails I have been following your blog. I gave up everything to take care of him until his passing. I had to move back to Florida to start all over. Financially, I just got back to keeping my head above water. I do not have any experience in your field. I am a volunteer worker.
