How to find note deals on the ‘net — FREE!
If you want to find note deals without leaving home… and without even picking up the phone… then read every word of this blog post.
Because I’m going to show you a devastatingly simple (but amazingly effective) way to find a source of future note deals both in your area AND all over the country.
When I say “future note deals”, I’m talking about getting in early with property owners… before any other note-finder can contact them. And even before the note is created!
You’ve heard of website www.craigslist.org, right?
Craigslist.org is like the classified section of your newspaper — but it’s free and it’s worldwide.
You can use craiglist.org to sell your car, swap a bicycle or buy a puppy. But you can also use to craigslist.org to…
Find Future Note Deals!
Here, let me show you:
Simply go to www.craigslist.org and click on the nearest major city.
For example, I clicked on “Denver”. But you can do this with any major city near you… or anywhere in the country!

Then, under the “Housing” section you’ll want to click on the “Real Estate For Sale” link.

This will show you a list of all the people in that area advertising property for sale on Craigslist.org
This will show you hundreds and hundreds of properties for sale. Now here’s the really cool part.
You Can Search For Properties That Mention “Seller-Financing” In Their Listing!
Seller-financing is just another term for “cash flow notes” and since you and I are note-finders, every time you see or hear the term “seller-financing” it should get your attention.
Just enter the phrase “seller financing” in the search area and then click the search button.
Tip: Make sure you put quotes around “seller financing” as this will help provide better results.

Now, Craiglist.org will show you a list of all the property for sale that use the term “seller financing” somewhere in the ad.
You may NOT see the term “seller-financing” right in the title of the ad so you’ll have to click on a few listings and do a little exploring.
But sometimes you WILL see the term “seller-financing” right in the title. I didn’t have to search for more than few seconds before I saw this:

So when I clicked on the title, here’s what I discovered…
It looks like this person is selling some land using seller-financing. And if he or she ends up selling this land with seller-financing, guess what happens?

That’s right, a cash flow note is created!
So, using the method I just revealed, you can actually find potential note deals right from the comfort of your home.

These notes found on CraigsList, being in the process of creation, are not yet seasoned and may be of little interest to those wishing to invest. Without knowing more, I’d say making a personal contact with the note holder would be a good step and when the note is ’seasoned’, this contact could be what is required to make the connection with a note buyer.

Becasue it will be a new note there won’t be much room for negotiating unless you are able to give the seller some specifics as to what a buyer of such a new note would be willing to pay (the discount) and what your fee would be. Then the seller could set the terms of the note to abosrb the discount and my fee!

Find a method to contact the noteholder, in the most expeditious manner. phone,mail reply via craigslist, just
“GITR DONE”! Then use the “Dalbey Script to List and Post the note; get a few offers via the listing, make the presentation to the Noteholder; close the listing; Collect your check;

Thanks for asking this question because that’s what I wanted to know. Another Question, what is “seasoned?” Should we ask this of the person who’s holding the note or just know what it is and determine from there whether it is a note that should be persued or check back at a later time?

seasoned is when the balance of the note is being paid on a consistent basis preferably 12months is a good time frame for the note to be considered seasoned.

Hello Barbara,
I am so new in this business (only read the basic course.) The word seasoned is referring to how long the Payor has been making the payments to the note holder usually six (6) months before the note is considered seasoned.
I hope this clarified what Seasoned means.

I found 39 listings under “sell financing” from
April 3 to May 3 in Houston area.
I need to use my website to post information
to attract whoever has cash to offer the
seller to steal the deal at lower price,
then I can wrap up the deal between them
and earn the difference as profit.

After reading you post to me, I would like to remind you about the CD entitled Finding Notes Easy. This CD will get you into any court house in the country without leaving your home. You do not have to do business in the city in which you live. What I found out is once you locate the note in the courthouse how do you contact the owner? More research is involved looking for the contact.One can go to anywho.com or switchboard.com to start looking up the Note Holders.

Hi Russ—-I think that you would want to contact the owner by phone or mail and find out if he had sold his property yet –if so ask if he or she would be interesting in selling the note to get the cash right away instead of the monthly payments. If not then leave your contact number with them and perhaps call back monthly to see if they had changed their minds and were ready to sell now? Thelma Mitchell

The next thing to do is to register on craigslist and start looking for notes being created using for sale by owner. This is going to be helpful, because the leads that was given in the lessons was for people that was making the payments, therefore I’d have to find out who sold the house to them. Try to negotiate to by that land with no money down and no payments for 6 months or a year. Hopefully it would be possible to find a buyer for that land in that much of a time and I could get in with no money and I would be able to generate income before my payment would be due on that note.

I am a newbie to this business, but I actually have been doing this.
Craigslist ads list their contact information- email and/or phone. The next step is to undoubtably contact the future note holder.
If they don’t know what a Note Finder is, I explain how I can help get them money shortly after the close of escrow. I also like to get a physical mailing address so that I can send my contact information along with a letter they can stick in their file (for future reference.)
It’s great to have a physical address for future follow-up too, since ads generally disapear out of a system after a set number of days. Websites such as Craigslist also disguise the user’s email address so once the ad is taken down, “Poof”.

This is exactly what I’ve been doing! this is encouraging, I’m glad it is a suggested method of contact. Ive been using Craigslist and Linkedin. Most of the ads are from the agents representing the seller so my subject says “your craigslist ad” and the message similar to this follows:
“Your ad on Craigslist stated the seller may carry. I work with Investors seeking to purchase such notes. If it is your Seller’s preference to receive all cash as appose to carrying a note, please forward my information. Let me know if you run across Seller financed properties regularly.”
I have not gotten a deal but i have gotten responses that may build relationships for later. They may very well be future deals just like you stated.

So Russ, what did you think about the comments on note buyers generally wanting “seasoned” notes, with a year or more on-time payment history? If this is the case, then the Craigslist method will only provide seed leads for recontacting in six, nine, or twelve months’ time. Correct?

“seasoned” notes aren’t always the case. A lesson I watched & read, showed how with 10 to 20 % down & 8 to 10 % interest on the monthly payment, could get a buyer quickly! There is already Equity on the property, & they have years of income coming to them. I’m still trying this approach. No calls back yet, but makes alot of sense to me. Patience is a virtue!

After reviewing the seller’s information, I would contact the seller and introduce myself as a “Cash Flow Note” entrpeneur who can list her cash note for a buyer where the Original deal of selling the land could result in cash in hand for the seller instead of Having to Carry a note.

Great way to find future note deals, but how are we supposed to know when to contact the seller to propose selling their note? And if I remember right, aren’t the note buyers looking for seasoned notes? I’m still new at this so I’m just looking for answers. Anything helps.

Next step would be to contact the seller and see if he has sold the property yet and if he hasn’t, talk to him about how to write a contract that will be easy to sell to the investors – with the right interest rate, the right amount of a down payment etc.

It seems like this might be a good opportunity to make a friend, starting with maybe a newsletter or other informative material about me and what i do, followed up with perhaps a phone call to answer their questions, if any. Then I would ask them questions, depending on what I might want to know about the property and the area in general. Maybe they have other properties that they hold notes on, or they might know of other sellers in the area. My tone would be professional, but casual, leading the conversation in whichever direction i might deem best, but not like I was conducting an intereview.

You have a potential market right there. Your next move is to contact those potential note holders and/or sellers.Introduce yourself by phone or mail. Educate them on how they can benefit from your services. You may strike good note deals and /or find potential customers. Those who are not willing to sell right now, give them your contact information, and make occasional follow-ups.

The next step would be to record the noteholder contact information and then follow the real estate ad to see if it has sold.
What I’m stuck on is to whether wait some months and then contact the note holder? or Contact them as soon as you see the land/house has been sold.
Equity and Seasoning are both important factors to take into account as a not finder.

Hello from one of the “night owls”–Great info! I would call them up and offer to help them to get the cash they want now rather than wait years for the payments to trickle in. I would tell them I am a liason to investors who buy seller-financed notes that are secured by real estate. Then I would explain how to create a note that would be attractive to buyers at the best price. Easy as that!

You get started by, generating your list off of craiglist, then call your coach and they will direct you on what to do next or even how to get in touch with them and sometimes what to say when you get in touch. I hope that helps, GOOD LUCK.

I have to agree with Larissa, most buyers want seasoned deals. You have to contact the prospective note holder and explain that you may not be able to help until the note is seasoned for at least 6 months to a year.

Contact them, tell them what you do and ask them(since they are advertising seller financing it could mean they may already be carrying notes) if they are currently carrying notes they would like to get rid of, or if they know anyone that has notes and let them know if in the future they come across a note or an immediate need for cash arose, to please contact you and send them a business card with a dollar bill wrapped around it. They will think it’s weird at first but they will remember you and your offer.

I would contact him and tell him that we can help him structure the note so in the near future, if he decides to sell it, in about a year or less, it will be a note that’s attractive to the buyers we have. Russ: Went to county courthouse, only to find they have no recorder’s department at all. Only recorder’s department in this area is the county assessor’s office. I bought the course, but i do not really understand how this business works, I read the books like for 4 times, I watched the CDs and I see everybody doing the money so easly that I do not understand the way. For eg.: suppose that i find the notes on craig list, what do I do next?, call the person that is financing the property?, what do i suppose to tell them?, how do I get to an agreement that could garantee that when i find the person interested in the property, and that person buys the property i will get my money? i do not understand how this works.

i am finding alot of property in the “seller financing” in my area of FL but some say by broker and some say by owner, does it matter and do i care if seller financing is what is happening.

send them a prospective future client letter letting them know that your service is available , basically start to gain trust with that person and let him or her know what you do and that you can cash him out once he or she has created the note the first city i went to i saw a real estate holder in California trying to sell by seller financing i on a property he was selling as is

oh yes that’s a great lead Russ ones i find all those leads on craigslist I’m going to give the seller fiance property owner a little advise to possibly help them find a buyer to purchase their property by seller financing if they need my advise, cause i know for sure once you help someone to succeed you will succeed with them in return they will possibly look to me a note finder safesociety note investors to help them get all the money they wanted in the beginning mostly all, but at a discount rate. I know my phone will be ringing very soon, know if any of the students were in doubt about this business, you don’t have to be any more rush hit the bulls eye he never miss craigslist is the most easiest no cost way to find real estate seller financed property owners looking for buyers to buy by seller finance so that’s where i come in that’s the coolest lead ever. i will contact every seller finance lead on craigslist professionally with letters and also tell them to join my free new letter on my web site may god bless Russ and his hole staff so let me get to work before the rest of the students beat me to it lots of laughter

Russ I have found sale by owner Seller Finance some have call back and other I have not heard from. I am waiting to hear from one customer to get back to me. I have left messages no return reply. I do not think she will call because she keep saying “I have not look at the website”. I know she is not the decision maker someone else. I must continue search until find the individual who would say yes and provide all information to submit on form. I am also learning many people do not clearly understand the power of Seller Finance only in certain circle among your Title Company, Elite Banks,and Mortgage Company who do Seller Finance. Reality Brokers try to redirect seller from this option of saling their property. In words they try to block it by telling the client it not the best option for saling the property. Many time Seller Finance is better because the Seller can get what he ask’s for his/her needs and conditions for their situations.

What do I need to do further when I was Told by an owner that had a property He wanted to sell, I’m not interested in selling in any way but cash. will not seller finance, or contract sale? I believe calling back, later, may be the right thing to do? Just wants his $425,000 home in NY bought.

Hi, Mr.Dalbey. After following your advice during this blog I have found a few “seller financing” in my area. Ok, now is there a difference between seller by broker and seller by owner? And, will this effect me. Also, what is the next step after I have found the note? Do I have to personally talk to the person who is holding the note? If so, then what do I say? Once that is done, how do I create the valid paperwork? Well, I am asking for all the steps. If this works out then I would have no problems giving you a cut of the profit. It’s the lease I can do for you!!!

So I have a question. I came across a website where people list notes they have for sale. One of these notes was a commercial property. My question is, if I refer this note, is anyone buying notes secured by a commercial property?

How do I create a note. Im not a real estate agent any longer. Do I talk to the seller and tell him/her I will help him find a lawyer to draw the papers when he gets a qualified buyer,
which will help him get to know me and he/she will (maybe) become a prospect if he decides to sell the note in the near future? A lot of “ifs” here. Am I missing the point?

Hi Russ—Thanks! I used your advice to find some property FSBO in a certain area of the country where an Investor, I just met, said he was interested in, and also financing options. So your idea worked great to find the “potential note”.
As I am inexperienced I need some coaching on what to do next. I have not told him about what I found yet, and he is a very new acquaintance.

Question if you have a note that is 90% ltv to a loan is this a good note? Or should the ltv be low which would state that there is equity in the property? Am I on the right track?

Once you find and seller that is willing to do seller finacing without going through and bank
and they find and buyer that want’s to buy the property,which will become and note,How long do the seller have to recieve payment’s from the buyer,before he can sell the note,What if he recieved payment’s for 2month’s and wanted cash right away for the payment’s he’s recieving from the buyer,He just want and lump some of cash now.Would the seller qualify for his cash out note quote,Mor than likely I would run across some one like that.

Ok, so, I go to Craigslist, find seller financing posts.
I would assume that you contact them via Craigslist or other method if they provide it to let them know what your business is.
You let them know that once they have a note and it is seasoned, if they wish to sell the note, you will be able to assist them.
You let them know the advantages of selling the note, as you would any other potential note deal. Ex. no worries about payments, lump sum cash for whatever they need/want.
Give them your contact info and get their contact info. Also, get info on the property. Value, if it has a 1st mortgage etc.
Am I right?

Since the owner would hold a green note if he sold; so, maybe he would settle for cash instead of a note. Making contact now by letter or phone might get future deals.

Great tip for using Craigslist. I get on there a lot and try to drum up some business. Nothing yet but I have talked to lots of great people and hope that I have enough contacts to get some business going. Keep the tips coming we are ready to seek and list notes on the note network.

well I feel that you you have to gather all credible info on the property.. to see if its worthy to be submited.also where the note stands,the clients position of need of cash,an if its a seasoned..before thinking about listing anything..
