<p>Here&#8217;s the deal.</p>
<p>I&#8217;m always telling students to KEEP your eyes OPEN because potential note deals are EVERYWHERE!</p>
<p>Because once you start ACTIVELY SEARCHING for cash flow notes, you&#8217;ll be amazed at how often you start to notice potential note deals all around you.</p>
<p>Why does this happen?  </p>
<p>It&#8217;s actually a simple mental trick.  You see, the human brain is incredibly powerful.  You can train your brain to search for specific items.</p>
<p>For example, let&#8217;s say you decide to buy a new vehicle and you end up getting a red pick-up truck.  Immediately after driving off the lot, you start to notice red pick-up trucks almost EVERYWHERE! </p>
<p>Why does this happen?  Are there suddenly a greater number of red pick-up trucks on the road?  </p>
<p>No.  </p>
<p>But because you&#8217;re the proud owner of a brand new red pick-up truck, your brain has been &#8220;switched on&#8221; to red pick-up trucks and you&#8217;ll notice them all the time.</p>
<p>The good new is, you can &#8220;train your brain&#8221; to seek out cash flow notes.  </p>
<p>See for yourself.  </p>
<p>One of my employees was on vacation down in Florida recently.  He was walking down the beach and this is what he saw:<br />

<p>Pretty neat, right?  When you&#8217;ve got your eyes open for possible cash flow note deals, it&#8217;s amazing how often you&#8217;ll find cash flow note deals.  </p>
<p>Even though Drew &#8212; one of my employees here &#8212; was on vacation&#8230; even though he wasn&#8217;t thinking about cash flow notes&#8230; he still ended up finding a potential cash flow note lead.</p>
<p>Ok, now it&#8217;s time for the quiz.  </p>
<p>Pretend <strong>YOU</strong> were the one walking down the beach. Pretend <strong>YOU</strong> were the one who saw this sign.  Obviously, the words &#8220;owner financing&#8221; should catch your eye.  (Because &#8212; as you already know &#8220;owner financing&#8221; is just another term for seller financing, cash flow notes, etc.)</p>

<p>For the past few weeks, I&#8217;ve been showing you ways to find potential note leads on the internet&#8230; FOR FREE!</p>
<p>And today, I&#8217;m revealing yet ANOTHER quick, easy and FREE way to find potential note leads and maybe even note deals on the &#8216;net.</p>
<p>Today we&#8217;re focusing on Ebay &#8212; the massive online auction website launched way back in 1995.  Did you know that over 2 million people use Ebay every day to buy, sell and trade anything from cars, clothing and yes&#8230; even real estate!</p>
<p>And because you can buy, sell and trade real estate on Ebay, you can bet it&#8217;s a good source for cash flow notes too.</p>
<p>See for yourself:</p>
<p>Step #1:  Go to <a href="http://www.ebay.com/">www.Ebay.com</a></p>
<p>Step #2:  In the search bar, type in &#8220;seller financing&#8221;.</p>

<p>Next, you&#8217;ll notice all sorts of listings for people selling homes and land with seller-financing.  As I showed you with <a href="http://www.dalbeyblog.com/2010/05/find-note-deals-net-free.html">my craigslist post</a>, you can contact these sellers because these leads could potentially become future note deals.</p>
<p>You may only see a few listings so here&#8217;s a trick you can use to find dozens more:</p>
<p><strong>Try EbayClassifieds.com</strong></p>
<p>Again, just search for &#8220;seller financing&#8221; in your area you may stumble across properties offered for sale with seller-financing.</p>
<p>Let me show you:</p>
<p>I went to EbayClassifieds.com and selected &#8220;Denver&#8221; as my local area.</p>
<p>Then I searched for &#8220;seller financing&#8221; and look what I found:</p>

<p>As you can see, EbayClassifieds returned a whole bunch of listings.  So I started clicking through and on the 2nd one I found somebody selling a condo&#8230; offering seller financing!</p>
<p>Obviously, there&#8217;s no guarantee this property will sell on a note.  In fact, it&#8217;s a pretty small chance that this particular listing will end up as a note deal somewhere down the line.</p>

<p>But what if every month you sat down a made a list of 250 potential, future note deals you found on the internet?  It wouldn&#8217;t cost you a dime, just a couple hours of your time every month.<br />
After a year, you&#8217;d have your own list of over 3,000 potential future note deals.  </p>
<p>Will they all become finished note deals?  </p>
<p>Of course not.  But do you think at least 1 or 2 of those 3,000 could end up putting a big, fat finder&#8217;s fee in your pocket?</p>
<p>There&#8217;s only one way to find out.  Sure, it will take a bit of work every month but it won&#8217;t cost you a cent.  </p>
<p>Let me leave you with this quote from legendary self-help author Jim Rohn:</p>
<p><em>“Success is nothing more than a few simple disciplines, practiced every day.” – Jim Rohn.</em></p>
<p>It&#8217;s simple strategies – like finding potential future note leads on Ebay – practiced diligently, that can propel you to success.</p>
<p>So here&#8217;s what I want you to do:</p>
<p>Pick a day every month to put these strategies to work and search the internet for potential future note deals.  Make it the same day every month – for example the 1st or the 15th. </p>
<p>Mark it on your calendar and make an appointment every month to search for note deals on the internet.  Use this day every month to build your list of potential note leads.</p>
<p>Remember, you should still be searching for note leads at your local court house as well.  Take massive action and use all of these strategies to tip the odds in your favor and help you get your first note deal done as fast as possible.</p>

			<content:encoded><![CDATA[<p>Last week <a href="http://www.dalbeyblog.com/2010/06/google-note-research.html">in this posting</a> I showed you a step-by-step plan for using Google Alerts to find seller financing information and even possible note deals on the internet.</p>
<p>I got tons of positive feedback about the strategy.  There are 181 comments and counting&#8230; plus many of you reported finding note leads with this strategy.</p>
<p>But I&#8217;ll bet some of you STILL haven&#8217;t taken action.</p>
<p>Because you&#8217;re not convinced finding notes can be as simple and easy as I say it is.</p>
<p>So here&#8217;s UNDENIABLE PROOF that what I&#8217;m teaching you can lead to your very first note deal and maybe even put some cash in your pocket.</p>
<p>Using the very same step-by-step plan I showed you, I set up a Google Alert for the term &#8220;Cash Flow Notes&#8221;.</p>
<p>Google scoured the internet and sent me a bunch of results for &#8220;Cash Flow Notes.&#8221;</p>
<p>See for yourself.</p>
<p>Here&#8217;s the actual email alert sent to me from Google:</p>

<p>Now, just as I told you in the original plan, some of the results were useless and some of the results were just general information like news stories, articles and blog posts where cash flow notes were mentioned.</p>
<p>So I expected that.</p>
<p>But I also expected that sooner or later Google would send me a few leads.</p>
<p>And that&#8217;s exactly what happened with one of listings in the Alert I got from Google on June 9th.</p>
<p>Google sent me a link to a Craigslist ad from Michigan from someone looking to sell a cash flow note!</p>
<p>I clicked the link and here&#8217;s the actual ad Google found for me:<br />
This guy wants to sell his cash flow note &#8212; and he&#8217;s already given me 95% of the information I need!</p>

<p>In fact, if you look at the script I gave you in the Winning In The Cash Flow Business manual #1 (Find &#8216;em!), you&#8217;ll see I gave you 18 questions to ask a note-seller.  And this note-seller has already provided the answers to 15 of those questions right in the Craigslist ad!</p>
<p>To earn a finder&#8217;s fee, all I have to do is call or email this guy (<strong>he actually says right in the ad &#8220;call or email with questions&#8221;</strong>) get the answer to the other 3 questions from the list I gave you and then post the note on the Note Network so note buyers can start bidding on the cash flow note!</p>
<p>Maybe the deal will go through&#8230; and maybe it won&#8217;t.  But I could earn a quick finder&#8217;s fee and it wouldn&#8217;t take more than a few minutes to get the extra information I need and show this deal to my buyers.</p>
<p><strong>See!  This stuff really works!</strong></p>
<p>And It’s ALREADY WORKING for other note finders. Angela left a comment on <a href="http://www.dalbeyblog.com/2010/06/google-note-research.html">my last post</a> (comment number 163) and said:</p>
<p><em>“&#8230;I set up several alerts after reading your blog post, and within minutes I received 3 “I want to sell my note” and several “Owner Financing.” I am now getting ready to check them out &amp; make the calls. Thank you so much.”</em></p>
<p>And Glenn also left a comment on <a href="http://www.dalbeyblog.com/2010/06/google-note-research.html">my last blog post</a> (comment number 139) on how he used it to find two notes:</p>
<p><strong><em>“Because of your tip I actually made contact with a foreclosure investor out in Arizona who has been looking for an outlet to sell new notes he is creating by buying and selling foreclosures.</em></strong></p>
<p><strong><em>He has two notes he is going to fax me tomorrow, and he wants to establish an ongoing working relationship with my company to help him sell his foreclosure notes.</em></strong></p>
<p><strong><em>Finding a person like him is like finding a gold mine. Thank You Russ.”</em></strong><em></em></p>

<p>If you haven&#8217;t done it already, set up some Google Alerts for common cash flow terms and start searching craiglist for note deals!</p>
<p>And most importantly&#8230;</p>
<p>STOP worrying about competition!<br />
STOP worrying about tiny details!<br />
And STOP thinking you have to study &#8220;a little bit more&#8221; before you get started!</p>

<p>Google Alerts is simply a way to get news delivered to you on a specific subject. So, for you and me, we&#8217;ll use it to find home sellers selling their homes through seller financing.</p>
<p>Here&#8217;s what to do:</p>
<p><strong>#1:  Go to <a href="http://www.Google.com/alerts"target="_blank">Google Alerts. </a></strong></p>

<p>In the &#8220;search terms&#8221; box, type in <strong>&#8220;Seller Financing.&#8221;</strong> (Make sure you enter in &#8220;Seller Financing&#8221; with quotes as this will help to narrow the results.</p>

<p>For &#8220;Email Length&#8221; select <strong>&#8220;Up to 20 results&#8221;.</strong></p>
<p>And finally, where it says &#8220;Your Email&#8221; just enter your email address.</p>
<p><strong>#3: When you&#8217;re all done,<br />
just hit the &#8220;Create Alert&#8221; button.</strong></p>

<p>Basically, Google just wants to verify that the email address you provided is your real email address.</p>
<p>So before Google will start sending you results, you&#8217;ll have to verify your email address.</p>
<p>To do that, just go to your email inbox and find the message from Google.</p>
<p>Here&#8217;s what the email looks like:</p>

<p>Next, you&#8217;ll see this page:</p>

<p>Google will start to email you alerts on the topic you selected.</p>
<p>You can repeat this process using<br />
as many different terms as you want.</p>
<p>Here are a few ideas to get you started:</p>
<p>&#8220;Owner Financing&#8221;<br />
&#8220;Cash Flow Notes&#8221;<br />
&#8220;Trust Deed&#8221;<br />
&#8220;I Want To Sell My Note&#8221;</p>
<p>Then, every single day, Google will email you information on seller and owner financing.</p>
<p>Some of it will be informational only.</p>
<p>Some will be junk.</p>
<p>But you&#8217;ll also find some great leads from time to time.</p>
<p>Because Google Alerts will pick up information from people are selling their homes through seller/owner financing.</p>
<p>So now you&#8217;ll have potential note deals emailed directly to you, for free! <strong> </strong></p>
<p><strong>And free is good, don&#8217;t you agree?</strong></p>

<p>Last week, I was chatting with one of my top coaches here at Dalbey Education and he told me a handful of students are making a very simple mistake that absolutely kills deals and ruins the chances of grabbing a finder&#8217;s fee.</p>
<p>So I told him I&#8217;d create a blog post about this topic to help more students avoid this mistake and start making money in the cash flow business.</p>
<p>Listen, there are no hard &#038; fast rules for how much money you could make on a note deal.</p>
<p>Each note deal is different and the size of the deal will often determine how big your finder&#8217;s fee will be.</p>
<p>So here&#8217;s the story:</p>
<p>On some note deals, you might only make $500 or so as a finder&#8217;s fee.  On larger deals, I&#8217;ve actually seen people make $50,000 on a single note deal.</p>
<p>(Obviously, I&#8217;m not promising that you&#8217;ll make $50,000 on a note deal, I&#8217;m just using that as an example of how different the size of your finder&#8217;s fee could be based on the size of the note deal you find.)</p>
<p>So how to figure out how big your finder&#8217;s fee should be?</p>
<p>Well, I&#8217;ve already given you my personal guidelines for calculating your finder&#8217;s fee.  It&#8217;s in the 3rd booklet of your Winning In The Cash Flow Business series.  Check under the section titled, <em>&#8220;Note Grading and Pricing Guidelines.&#8221;</em></p>
<p>Stick with that guidelines when establishing your finder&#8217;s fee and you can avoid the mistake of setting your finder&#8217;s fee too low or setting your finder&#8217;s fee too high and killing the deal.</p>

<p>When I say &#8220;future note deals&#8221;, I&#8217;m talking about getting in early with property owners&#8230; before any other note-finder can contact them.  And even before the note is created! </p>
<p>You&#8217;ve heard of website www.craigslist.org, right?</p>
<p>Craigslist.org is like the classified section of your newspaper &#8212; but it&#8217;s free and it&#8217;s worldwide.</p>
<p>You can use craiglist.org to sell your car, swap a bicycle or buy a puppy.  But you can also use to craigslist.org to&#8230;</p>
<p><strong>Find Future Note Deals!</strong></p>
<p>Here, let me show you:</p>
<p>Simply go to www.craigslist.org and click on the nearest major city.</p>
<p>For example, I clicked on &#8220;Denver&#8221;.  But you can do this with any major city near you&#8230; or anywhere in the country!</p>

<p>Then, under the &#8220;Housing&#8221; section you&#8217;ll want to click on the &#8220;Real Estate For Sale&#8221; link.  </p>

<p>This will show you a list of all the people in that area advertising property for sale on Craigslist.org</p>
<p>This will show you hundreds and hundreds of properties for sale.  Now here&#8217;s the really cool part.</p>
<p><strong>You Can Search For Properties That Mention &#8220;Seller-Financing&#8221; In Their Listing!</strong></p>
<p>Seller-financing is just another term for &#8220;cash flow notes&#8221; and since you and I are note-finders, every time you see or hear the term &#8220;seller-financing&#8221; it should get your attention.  </p>
<p>Just enter the phrase &#8220;seller financing&#8221; in the search area and then click the search button.</p>
<p>Tip:  Make sure you put quotes around &#8220;seller financing&#8221; as this will help provide better results.</p>

<p>Now, Craiglist.org will show you a list of all the property for sale that use the term &#8220;seller financing&#8221; somewhere in the ad.</p>
<p>You may NOT see the term &#8220;seller-financing&#8221; right in the title of the ad so you&#8217;ll have to click on a few listings and do a little exploring.</p>
<p>But sometimes you WILL see the term &#8220;seller-financing&#8221; right in the title.  I didn&#8217;t have to search for more than few seconds before I saw this:</p>

<p>So when I clicked on the title, here&#8217;s what I discovered&#8230;</p>
<p>It looks like this person is selling some land using seller-financing.  And if he or she ends up selling this land with seller-financing, guess what happens?</p>

<p>So, using the method I just revealed, you can actually find potential note deals right from the comfort of your home.</p>

I&#8217;ve been saying it for years:</p>
<p>When the economy dips&#8230; seller-financing shoots up.</p>
<p>If you&#8217;re a Dalbey Education student, you already know seller-financing is nothing fancy.  It&#8217;s when a home-seller agrees to accept payments directly from the home buyer.  The home buyer makes monthly payments to the home seller and no banks are involved.</p>
<p>Every time one of these deals goes down&#8230; a note is created!</p>
<p>And as you already know &#8212; all you have to do to make money in the cash flow business is find these note-holders and if they&#8217;re interested in selling&#8230; you match them up with a  note buyer.  You don&#8217;t risk a single cent of your own money on real estate but you get a finder&#8217;s fee when the deal closes.</p>
<p>Seller-financing surged in the 1980&#8217;s.  Banks were charging 15% or more on mortgage loans&#8230; so many people decided to cut out the banks and just use seller-financing.</p>
<p>And now we&#8217;re seeing history repeat itself.</p>
<p>Because of stricter lending practices, many people are finding it practically impossible to get a bank mortgage.  So they&#8217;re going right to the seller and asking the seller to accept monthly payments.  This is happening more and more.</p>
<p>But don&#8217;t take my word for it:</p>

<p>One real estate broker noticed an increase in the number of buyers requesting seller-financing. But he wanted to run the numbers and see if seller-financing was really on the rise.</p>
<p>So he tracked all the data, created a chart and came up with the following conclusion:</p>
<p><em>&#8220;The conclusion, there is an increase in sellers offering financing. The option existed more frequently in the condo/townhouse market, however, buyers were more inclined to take advantage of seller financing in the SFH [Single Family Home] market.&#8221;</em></p>

<p>You&#8217;ve heard me say it before and I&#8217;ll say it again:  RIGHT NOW is the perfect time to get started in this business.  According to the U.S. Government, there are 169 BILLION dollars in notes out there&#8230; with more created every day.</p>

<p>But what if you want to make more money?  Well, the most obvious thing to do would be to pay attention to what wealthy individuals are DOING NOW.</p>
<p>It&#8217;s no secret that many wealthy individuals created their wealth in real estate.</p>
<p>And you&#8217;re already on the right track &#8212; because you got my information which shows you EXACTLY how to make money in real estate without every risking a cent on property.</p>

<p>Commit this to memory because this simple statement could earn you a fortune:</p>
<p>Ok, here it is &#8212; the perfect thing to say when meeting a note-holder:</p>
<p>You: <em>&#8220;Are you currently receiving monthly payments on property you sold in the past?&#8221;</em></p>
<p>Note-Holder:  <em>&#8220;Yes.&#8221;</em></p>
<p>You:   <em>&#8220;I work with a group of buyers who are interested in purchasing payments secured by real estate.  Would you like to receive a free, no-obligation quote on how much your monthly payments are worth today?&#8221;</em></p>
<p>How easy is that!</p>
<p>Remember, you&#8217;re not trying to convince anyone to sell their note.  You&#8217;re simply offering them the chance to discover how much cash they could receive for their monthly payments.</p>
<p>Heck, don&#8217;t you think anyone receiving monthly payments would at least be a little bit curious about how much large of a lump sum of cash they could receive &#8212; even if they had no interest in selling?</p>
<p>I know I would be.</p>
<p>And remember, even if they have no interest in selling their note now &#8212; situations change.  Six months from now, the note-holder could change his or her mind and if you stay in touch you could close the deal.</p>
<p>So there you have it &#8212; the perfect thing to say when meeting a note-holder.  Also, don&#8217;t forget I&#8217;ve included dozens of word-for-word scripts in your <strong>Winning In The Cash Flow Business</strong> course. Look at the past.</p></div>
<p style="margin-top: 27px;">I just stumbled across an <a href="http://www.nytimes.com/1982/04/11/realestate/seller-financing-an-answer-to-high-interest-rates.html">amazing article in the real estate section of the New York Times.</a>  </p>
<p>The article I found is actually 28 years old&#8230; and that&#8217;s what makes it so incredible.  Because by looking at the past we can actually study this information and make some predictions about what the future will bring.</p>
<p>So let&#8217;s travel back to 1982. </p>
<p>Ronald Reagan was in office.  The 49er&#8217;s won the Super Bowl.  M.A.S.H. was the top show on T.V.  And bank interest rates were&#8230;</p>
<p><strong>Sky High!</strong></p>
<p>As a result, many would-be home buyers were balking at the idea of signing up for a mortgage with an 18% (or higher) interest rate.  And with home buyers sitting on the sidelines waiting for interest rates to come back down, home SELLERS were stuck.</p>
<p>That&#8217;s why many home sellers started offering seller-financing (which is just another word for cash flow notes.)  </p>
<p>In fact, in 1982 the National Association of Realtors estimated that nearly 50% of all home sales involved some form of seller-financing.  Can you imagine how many new cash flow notes were created in 1982!</p>
<p><strong>Today, You&#8217;ve Got A Similar Opportunity</strong></p>
<p>Right now, in 2010, we&#8217;re facing similar circumstances.  Of course, interest rates on mortgages are much, much lower.  But qualifying for a bank mortgage has become extremely difficult – so the result is the same if not even worse.  </p>
<p>Which means many would-be home buyers can&#8217;t get bank mortgages, even if they&#8217;ve got good jobs and good credit.  Now, if you wanted to buy a home but the bank wouldn&#8217;t give you a loan&#8230; what could you do?</p>
<p>Well, you could do what people did in 1982&#8230; and ask the home-seller to offer you seller-financing.  And that&#8217;s exactly what I suspect many home-buyers will do in 2010, which could cause another explosion in cash flow notes.  </p>
<p>I mean, look at it this way:</p>
<p>In 1982, home-buyers couldn&#8217;t get bank mortgages because of high interest rates.  So many buyers asked the sellers to &#8220;carry-back financing&#8221; (fancy term for &#8220;create a cash flow note&#8221;).  And as result, there was an EXPLOSION in cash flow notes.  </p>
<p>Today, in 2010, many home-buyers can&#8217;t get mortgages because of tighter lending requirements.  So I think many buyers will ask the sellers to &#8220;carry back financing.&#8221;</p>
<p><strong>As a result, the number of cash flow notes created will&#8230;?<br />

<p>Edmund Burke famously said, &#8220;Those who don&#8217;t know their history will be forced to repeat it.&#8221;</p>
<p>While this quote is often tossed out to kids in high-school history classes, we don&#8217;t really appreciate this quote until a situation like this is staring us in the face.  I believe we&#8217;ll see a &#8220;repeat&#8221; of 1982 this year, in 2010.  </p>
